Situated in a quarter acre site with 2 swimming pools, (1 adult pool = 10m x 6m x 2m; seperate childrens pool = 2m x 6m x 1m), and a large surrounding tiled sun terrace that catches the sun for most of the day. We provide enough sun loungers for the anticipated maximum guests (10) so no worries about sharing, and 2 shaded areas suitable for timeouts during peak season temperatures, along with a garden swing located in our hidden garden. Essentially each double bedroom has access to its own bathroom, with the twin bedrooms sharing a family sized bathroom. N.B. Due to the out of season temperatures the pool is covered (winterised) from end October to end March so any bookings outside of this time would most likely exclude usage of the pool unless temperatures we unusually high for the time of year or previously agreed in advance of the booking. The property can easily manage from 4-10 people, according to requirements. The property is located within a local community who will be going about their daily lives so we request that you respect the peace and tranquility of this secluded location, and our neighbours (who will more often than not wave and say hello when/if passing). FYI: The entire VAR region introduced a local bylaw in 2002 regarding neighbourhood noise (type '/ap_lutte_contre_le_bruit_de_voisinage_20sept2002.pdf' into google - see articles 1 & 2) so we do ask that you respect this during your visit with us. Unfortunately due to certain instances where others have failed to do so, we are now obliged by the mayors office to enforce a financial penalty for any such reported instances. N.B. Unless prior permission and all appropriate paperwork has been submitted to/approved by the local mayors office, parties or loud celebrations of any kind are expressly prohibited and will incur a financial penalty against the bond should this occur. Our local baker lives 3 doors down and rises around 2am daily in order to supply us all with his delicious baguettes, croissants, pain au chocolates, pomme aux chaussons (highly recommend!), etc. in the award winning village 'Messerlin' bakery located at the edge of the village. This bakery is renowned within the area as the best bakery locally (and 2nd place in 2018 on France's equivalent of Master Chef /Bakers in 'Meilleur Boulangerie de France') and has won multiple awards over recent years. I can highly recommend their efforts! Whilst we accept that it's only natural that there may be breakages or accidents occurring during your holiday, we ask that you consider the impact to any subsequent guests by ensuring that any breakages are either replaced (same or similar) and flagged to myself/concierge so that these can be addressed as a matter of urgency and avoid inconveniencing any subsequent guests where-ever possible. Your understanding and assistance with this is much appreciated as we would like each guest to have an equally pleasurable experience. Similarly we ask that you perform an initial recap on arrival and if you notice that something isn't working properly, please feel free to alert us to the issue so that we can address it, or in the private feedback we welcome any suggestions you may have that you believe may aide for future guests needs. Unlike most other rentals in the region, included in the rental price are sufficient bedding and towels per person with facilities available to wash during your stay. However, due to the short turnaround time we have in preparing the property between reservations, we do require that you leave the property in a reasonably clean condition both internally and externally before departing. This includes but is not limited to all crockery washed and stored, bins emptied, beds stripped, any inflatables/games/products/food taken with you or binned (these are located a short walk away at the end of our road). N.B. Whilst we anticipate most of our guests to understand and comply with our house rules, failure to respect them may result in a financial penalty being applied.

The house is located in a typically rural french community environment and as such we would kindly request that you respect the local noise limits when outside the property. Since 2002 across the full VAR / Cote D'Azur region there is a noise abatement order in place which if abused, will incur a financial penalty imposed by the mayor. Should any such fine occur, any fees imposed will be passed onto our guests. To avoid this, we strongly recommend keeping noise levels at a reasonable level.

Interaction with guests: Unfortunately I'm unlikely to be able to receive you personally as I work abroad but I will be on hand throughout the reservation process for any questions or concerns, and during your stay there is an local representative (Kathy - English/French speaking) who should be used as first point of contact if you have any questions or issues, with written escalation to me or my agents in the UK if necessary. Depending on arrival times they may also be on site to handover the keys and a brief walk through of the property, and will be present upon departure to receive the cleaners and perform the post departure inspection.

Our visit July 2020
We stayed here mid July! It was perfect for us as we wanted something away from all the hussle and bustle. We drove through the Eurotunnel and all the way down to Flassans-sur-Issole and, therefore, had use of our own car. You would definitely need a car while staying here. The house was very big, had good sized bedrooms and was lovely and clean throughout. The swimming pool was used everyday by the children - the larger pool being deep enough both ends to dive into. The small younger children’s pool was great for me as I used this to dip in and out of when I needed to cool down. There were plenty of sunbeds and chairs placed around the pool. We visited Verdon Gorge - a very scenic journey up to the gorge and absolutely worth making the effort to go there where we had a lovely time kayaking through the gorge. My advice is to get to the gorge early and head straight to the canoe hire place as it can get very busy around lunchtime. We also had a couple of days visiting beaches further down near La Lavandou area... well worth the drive down there. Ros, the owner, was very helpful and accommodating. Ros was easy to get hold of if we needed anything and gave us some good restaurant recommendations and other places to visit.

Fantastic House and Pool
My family and I stayed here the last 2 weeks of July. The house is very large and imposing. The property is very well equipped with all the essentials required to make your stay easy. The furniture is of the period the house maintains and of good quality. Kitchen again of good quality and all cooking essentials. Beds are very comfortable. Plenty of space. Kids play room with TV, Amazon firestick and games to play. Ideal place to get out of the heat or occupy yourself in the evening. Outside is 2 pools, seated areas, sun loungers and a gas BBQ. Pool is a salt water was very clean and excellent throughout our stay. Far better than a chemically cleaned pool in my opinion. My children loved the pool and spent most of the holiday in and out of it. You will need a car really to get about as it's a couple of km to the closest village which is pretty and relatively quiet. There is a bar, restraunt and pizza shop there. A river to sit by and a children's play area. Flassans sur issole. The property is set in a woodland area and is great for walking and exploring. The scenery is beautiful with plenty of vineyards. Within an hours drive is the Gorge du Vedron which is a spectacular sight see. If you get the opportunity you can hire various types of boats and sail through part of it. A very pretty town to visit is Cotignac which overlooks a valley. It has historic buildings mixed with some small boutique shops and plenty of restraunts to eat at. Definitely recommend, great communication with the owners and no issues.

We stayed as a group of between 12 in this property during a vey hot week this August. The house is extremely well equipped with everything you could possibly need to cater for large groups and to make a stay comfortable. The bedrooms are all clean and well decorated. The villa can be divided into two separate houses each with its own staircase, kitchen and sitting room however we had it as all one house. The use of two kitchens (and two washing machines) proved very useful. There is a BBQ and plenty of outdoor seating/tables for eating even for 12. There are loungers around the pool. The villa is secluded about five - ten minute drive from Flassans-sur-Issoles. A car is essential. It is not particularly easy to find and we were pleased that we had paid careful attention to a look at google earth before we arrived! The village has a bar (with a lovely terrace across the road to sit over-looking the river, tabac, post office, boulangerie, delicatessen/butcher, a small restaurant (African/eastern food), a takeaway pizza outlet (strangely closed during our visit) and a further restaurant that didn't look too inspiring but provided a really rather tasty lunch for us all one day (carpaccio, goats' cheese salads, steaks, tomato salad and frites etc) and which also does a full pizza menu but only on Friday and Saturday evenings. There is a supermarket on the main road just outside the village heading towards Brignoles (Super U). The area is awash with vineyards and there is plenty of information in the villa about those closest if you wish to visit one/some and purchase wine. A visit to the village of Cotignac (about 40 minutes north) is recommended. St Tropez and Toulon are easy to reach too as is Aix-en-Provence. A great location and a really good villa for a group.

Beautiful House - Wonderful position
Over the last 3 years my wife and I have stayed in this house on 3 occassions, always in the smaller unit. Initially it is quite difficult to find but the route is easlily learned and you are rewarded on arrival by it's tranquil and secluded wooded location. Despite this, it is well situated to explore all that Provance has to offer, coast or mountains. It is also only a short drive down the hill to the village of Flassans for local shops and bars. The interior is well furnished with quality fitting, comfortable beds and bathrooms are of a high standard. Outside offers a very large garden and a clean, sparkling swimming pool surrounded by delightful terraces. A shady awning right outside the kitchen, next to the pool, made a delightful setting for breakfast every morning and a lovely place for an evening drink / meal.

Nice house, shame about the rort
Lovely house in a fabulous location. You do need a car and location is not well serviced by maps. But an excellent place for a large group to relax and to visit anywhere in Provence. Biggest negative was the inexplicable non-return of the deposit. You may need to figure the deposit as part of the rent, Im afraid. Otherwise recommended.

Thank you for your positive feedback within the above comment, I am glad that you enjoyed the property and (aside from the bond issue) the experience was pleasurable. Regarding the unreturned bond I must admit I am confused, so in the interest of clarity perhaps the following will assist: As per most standard rental contracts, there is an element of Rental (which is split into a 25% deposit to secure the booking, and 75% becomes due 6 weeks prior to the requested rental period), plus a goodwill bond of £500. The rental contract also states that the goodwill bond will be returned subject to successful completion of a departure inspection (the funds are typically returned within 7 - 14 days of a successful inspection,depending on whether it's an international transfer or not). In this instance, the departure inspection was unsuccessful due to the state in which the property was found after checkout. Within 3 days of departure we first notified you of the excessive degree of cleaning required and that we were awaiting the full report before returning the bond. We received no response (or challenge) to this. We again contacted you 2 weeks later (6/8/13) to advise that we had incurred an additional 150€ cost to resolve the issues described above and that we would be deducting £120 from the bond. The £380 bond return payment was made to a Barclays account (which I believe you paid from and belongs to your partner) on 8/8/13 under NatWest reference 44095228632720000N. Again, we have received no further communication from you in the 6 months since August 2013 to challenge this or notify us the funds hadn't arrived. Taking the above details into account, would you be willing to double check the account and update me? If for any reason the funds have been lost in the ether then rest assured I will endeavour to locate them on your behalf now that I am aware there is a query. I am confident this is a glitch which through communication we should be easily resolved but please don't hesitate to contact me through email if you believe this would be easier until the issue is resolved.

Brignoles is the nearest large town which hosts a large weekly market, with restaurants, cafes, and large supermarkets. You can easily relax in the main square with its marble paving & fountain, whiling the time away whilst watching the world go buy. Le Luc is a smaller but equally charming town (equidistant to Flassans), and contains similar facilities and is well worth a visit to the old town centre. Just outside the village is a large adventure park for children offering facilities such as go-carting ,horse riding, adventure woodland, tennis etc.

Car hire is available from all major rental companies such as Budget, Avis, Hertz. Great budget fares from Easy Jet , Ryan Air , BMI baby, from most Uk Airports, or you could hop on the TVG from Paris to Aix en Provence or Les Arc in Provence, or bring the car via Rail Europe car train from Calais to Frejus.
