Holiday Rental House
The house was only ever intended to be our own holiday home, however the 50% council tax premium for second home owners imposed by the local authority has persuaded us to rent it out to help cover our overheads. The property itself benefits from underfloor heating throughout the 3 floors and the bi-fold doors in the living area allow for lots of natural light. These doors open onto a decked balcony from which you can enjoy fantastic sea views towards Shell Island and the Llyn Peninsula. There are 3 bedrooms on the top floor, two doubles and one twin. There is a family bathroom with bath, walk in shower, basin and wc. The main living floor of the property is made up of an open plan L-shaped kitchen/diner and lounge area, with a separate study room and wc. The modern white gloss fitted kitchen is well equipped with dishwasher, induction hob, double oven, fridge freezer and integrated microwave. On the lower ground floor there is a utility room with washing machine, plus another tv room/snug and a wc. Outside there is seating area, gardens and ample off road parking for several cars. We do not have fitted carpet in bedrooms or on stairs. Our mini digger is still in the garden and there are unfinished elements to the property such as landscaping.None of which affect it's rentability.More

About the neighbourhood
Dyffryn Ardudwy is a coastal village with good local amenities including a post office, school, village hall, shops and petrol station. There is also a local bus service (bus stop right outside) and a rail link along the Cambrian Coastline to local towns and the Midlands. A wider range of shopping and recreation amenities can be found in the nearby harbour town of Barmouth, 5 miles to the south and the castle town of Harlech, 4 miles north, which also has a championship links golf course and swimming pool. The nearest shops are the post office and spar in the village of Dyffryn, which are about a 10 minute walk in the direction of Barmouth. There is also a small café. There is a co op in Barmouth and larger shops such as Tesco in Porthmadog
Getting around
The house is ideally situated between Barmouth and Harlech which makes it a great base for exploring Snowdonia. There is a bus stop literally just outside the gate on the main road and the train station is also within easy walking distance.
