This delightful main house with studio is in the hamlet of Lakeside near to Newby Bridge and both can sleep eight people in four bedrooms.Bobbin Mill Cottage is a lovely main house with studio situated in the hamlet of Lakeside, just over a mile from Newby Bridge in the Lake District National Park. The main house sleeps six people in one ground floor double with en-suite, one double and one twin with day bed together with a shower room. Also in the main house is a kitchen with dining area and a sitting room with dining area and woodburner. In the studio there is one double bedroom with en-suite and kitchen with breakfast bar and sitting area. Outside is ample off road parking and a private enclosed garden with a stream and furniture. Microwave, fridge, TV with FreeSat, WiFi. Fuel and power inc. in rent. Bed linen and towels inc. in rent. BOTH MAIN HOUSE AND STUDIO. Ample off road parking. EV charger. Bike/boat storage. Private enclosed garden with terrace, patio, stream and furniture. Charcoal BBQ. Table football in garage. Sorry, no pets and no smoking. Shop 2 miles, pub/restaurant 10 mins walk. Note: Stream in garden, children must be supervised at all times. Note: There are several steps in the garden between the various levels of patio and terrace, as well as a fenced drop, and there are five steps to the front door from the parking area, care should be taken. Note: Mobile phone reception can be limited. Note: There are sloping ceilings in both the main house and studio with some restricted height, especially in the studio bedroom. Note: The studio has a separate entrance up a flight of stairs. Note: The oven and hob in the studio have been disconnected and therefore can't be used. Note: The AGA and woodburner can get very hot, children must be prevented from touching them. Please note: This property has installed CCTV covering just the outside entrances of the property, they are installed for everyone's safety; the owner is registered with the ICO. Please note: that we do not accept change over dates on any Bank Holidays. Cannot praise this property highly enough. It was beautifully fitted out with everything you could possibly need. The separate annex was great for the grandparents .Handy for the Lakeside and the Lakes

Stayed for one week in June to celebrate a birthday with family. The cottage is absolutely beautiful, full of character and is perfect for families or groups wanting to spend time together. There is ample entertaining space, a large fully fitted kitchen (including an Aga & traditional oven), complete with everything you might need, even down to salt, pepper, tea bags, fairy etc. There is a downstairs toilet, a boot room for shoes/storage, a utility room with washing machine, sink and iron/ironing board, clothes horse – everything you could need! On the ground floor is a double en-suite room with walk in shower. Upstairs there is a beautifully decorated spacious twin room, which has a daybed (and another mattress) and an en-suite with a large walk in shower. Also upstairs is a spacious double room and the main bathroom, which is a little small (as is the shower cubicle) - but you are in a cottage after all. Above the double garage in the garden is the fourth bedroom with en-suite and a large living room with TV and kitchen area (think the sofa might also turn into a sofabed but not sure). This is great if you want peace and quiet away from the main house or for older kids. There is plenty of wardrobe spaces and hangers. The cottage is at the end of a terrace, and unlike the other cottages, has ample private parking and room to the side and back for entertaining. It’s a 10 – 15 minute walk to Lakeside Hotel and about a 25 minute walk to the Swan Inn at Newby Bridge and is a great base for exploring the lakes. We were lucky enough to have a full week of sunny weather and often enjoyed breakfast in the garden. A lot of work has gone into maintaining this cottage. Absolutely recommend. Note that there is very limited phone signal in the area...but of course the cottage has wifi, so you're still connected :-)
