Primrose Hall Cottage is a beautifully renovated, Grade 2 listed stone barn conversion. It is ideally situated in the Rutland village of Empingham, within walking distance of Rutland Water’s North Shore. Check in is contactless, using a key safe at the property, avoiding personal interaction if that is what you would prefer. An enhanced cleaning regime is also now in operation. The cottage has 2 good-sized bedrooms, sleeping up to 4 people, and a spacious, open plan ground floor. Fully equipped for modern living, it retains many of its original features and character. We welcome all guests, including singles, couples, families and friends. We are also dog friendly. The cottage also benefits from a washing machine and overhead airer (a highchair, stair gate and travel cot are available on request). Don’t worry about packing the cooking essentials, as you will find the kitchen is well equipped for self catering. The interior has been refurbished and decorated to a high standard whilst maintaining its distinct character, with solid oak doors and stairs, gas central heating throughout and contemporary lighting. The original oak block flooring and stone fireplace which now features a log burner, have also been carefully restored. In the winter evenings, you can snuggle up on the comfy sofas, in front of the newly installed log burner to chat and relax, listen to music or watch television. There are also games to play and books to read. Outside there is a fully enclosed sun trap with table and chairs. House rules for dogs: Any dog needs to be booked in at the time of making the booking. We welcome gentle, obedient dogs over one year old. Maximum of two dogs per booking. Dogs cannot be left alone in the cottage. Dogs must be house trained and kept off sofas and out of the bedrooms. A top stair gate is available on request. A soft stool with a dog blanket is provided or guests may bring their own bedding.

Shortly before your holiday, we will send you details about your stay and how to find us. This is also an ideal opportunity for us to answer any questions that you may have. We provide a box of breakfast basics, allowing you to have a relaxing first evening without the worry of food shopping straight away. Alternatively, pre-order your supermarket shop, tell us the time of an afternoon delivery slot and we will receive and unpack it for you. We raised our family here, which means we have an extensive knowledge of the area; its geography, attractions, amenities and leisure facilities. Feel free to ask us for recommendations on where to go and what to do.

Everything is provided for your comfort in this lovely cottage. There’s a smashing welcome box of produce with eggs, milk, juice, jam, marmalade and a fresh baked loaf. The cottage is set in a lovely village very conveniently situated for access to Rutland Water. A wealth of information is provided if you wish to travel further afield to see the many other sights that Rutland has to offer. The owner has thought of everything for a comfortable and relaxing holiday.

This cottage is a sight to behold with such lovely features, you’ll have to book it to see them all but our highlight was laying in bed watching the stars through the skylight!!! Beautiful The welcome pack was the best we have ever had with a lovely fresh loaf of bread, butter, jam, marmalade, eggs, butter, milk and much more, very thoughtful. There is everything you need for a great stay and you are only a 15 minute walk from Rutland water which is fabulous, Dale and Helen were such lovely hosts with texts to update you on arrival and wishing us a safe journey home. Can’t speak highly enough, thank you xx

The Cottage was everything as advertised only more so. The facilities provided were first class. It is by far the best equipped and most comfortable cottage I have ever visited and the added bonus is that it is located in a lovely picturesque area

The cottage is quaint, cosy and very comfy and is extremely well equipped with everything you could possibly think of. The log fire was a real plus on a cold, wet wintry day (although we only experienced one day like this as the rest of the week was dry and sunny). The beds were very comfortable and the shower was good. There are plenty of good walks around the village and around Rutland Water which we enjoyed with our dog. The extensive information in the cottage about walks (as well as bike rides, pubs/restaurants) was very useful to us. We visited nearby Burghley House which is very impressive (and it was a pleasant surprise that the parking there was free!). All in all, we had a relaxing, enjoyable stay at the cottage and would definitely recommend it to others.

Will not repeat all of the other mazing reviews, so will just leave a couple of subtle highlights... The setting sun streaming through into the gorgeous bedroom in the evening, The owls hooting at night and a dawn chorus you don't hear in the town. Everything you need to make it 'home from home', no more, no less Clean, beautiful and stylish interior. An atmosphere of calm and relaxation. Amazingly easy to find location, central to all the sites.

My sister and I (and her dog) had a fantastic 3 nights here. Primrose Cottage is gorgeous! We were welcomed with a box of goodies which included a homemade loaf of bread, jam and marmalade 😋. The stove fire was made up ready for our arrival and there was plenty of wood and paper in the basked to cover our stay. The cottage was super clean and snug and is in a perfect location for trips around Rutland Water and surrounding historic towns and gardens. We will defiantly be returning.

We thoroughly enjoyed our stay at this spotlessly clean very well-equipped comfortable cottage. Everything you could ask for was at hand, and the lovely welcome pack was a great treat. Situated in a pretty village virtually on the edge of Rutland Waters, with a dog friendly pub just 200 yards away serving delicious food. What more could you ask for. Thank you to great host Dale - We will be back!

Dale's place is just lovely. It has style, it's comfortable and it's welcoming - and so clean you could eat your dinner off any horizontal surface. The kitchen is properly equipped for full-on cooking, which is frequently not the case in holiday lets. There seem to be no details that haven't been thought of, including an extensive sewing kit. Dale and Helen are absolute charmers. Very highly recommended!

About the neighbourhood
Rutland has a rich heritage with a wide range of things to do and places to see. From sports to Shakespeare, and from fairs to festivals, there is something for everyone whatever the time of year. Rutland Water, a short walk away from the cottage, is the largest man-made lake in Europe. It is home to many popular activities including bird-watching, fly fishing, sailing and cycling. Among the long list of further attractions is the magnificent Burghley House, home to the world famous Horse Trials, which is located just 6 miles away from the cottage. In addition, the glorious Georgian town of Stamford, Barnsdale Gardens created by the late Geoff Hamilton, Harringworth Viaduct, and Woolsthorpe Manor are all must see destinations.
Getting around
Whilst there is a rural bus service available, and good train stations in the nearby towns of Stamford and Oakham, a car is recommended to be able to easily access the full range of what the area has to offer. A useful visitor centre is on hand at the nearby Rutland Water site of Sykes Lane, at only a 15 minute walk from the cottage. There is an abundance of visitor information in the cottage about Rutland and its amenities and attractions, as well as the four surrounding counties of Leicestershire, Lincolnshire, Cambridgeshire and Northamptonshire.
