We are exceptionally well kitted out for Babies & Toddlers with all the essentials: wooden cots, bouncer chairs, playpens, monitors, highchair, stair gates, sterilizer, plastic plates & cutlery, potty, toddler toilet seat. If you fancy a romantic night out we can arrange a fabulous babysitter who is fully qualified & certified, to look after your little ones. (advance booking required). Style Neutral hues, with splashes of colour create a sense of calm and space. Quirky, yet homely, 18th & 19th century furniture in solid elm, oak & copper accentuate the history & curiosity of the house. Accommodation Details Three bedrooms (king-size, double, twin) & Family Bathroom & 2nd Toilet Room The Master bedroom offers a restful retreat featuring a Simon Horn king-size cherrywood 'Empire' bed with luxurious goose down duvet & crisp white linen, seating area with damson velvet cupid settee, dressing area with bespoke copper clothes rail & cheval mirror. The double bedroom is a particularly sunny, peaceful room with an antique French Empire inlaid mahogany double bed. The twin room is a delightfully cozy room, overlooking the flint walled garden, offering an adult sized White Company bunk bed complete with Hypnos mattresses. Family bathroom with bath & shower overhead & toilet. Second separate bathroom consists of a toilet & sink. Luxury Arran Aromatics Velvet Isle Hand Wash & Hand Soother are provided in the bathrooms. Living Space, five rooms (Lounge / Dining Room / Snug / Kitchen/ Play Room) & Flint Walled Garden Fabulously cozy 'Snug' with Italian wood burning stove and logs provided, opening onto a brand new oak kitchen fitted with modern appliances. A sophisticated Dining Room with antique oak table under a spectacular chandelier leads into a spacious lounge where you can play one of the many board games supplied or simply relax with your favourite film from our DVD collection. Fabulous stay on South Coast
We stayed at Lambs Knees for a few nights as visiting the area for a family wedding. The house is in a fantastic location, seconds from the shops and restaurants and minutes from the beach. The house itself was immaculate and so clean, which is very important at the moment. It was well equipped, plenty of space and really enjoyed our stay. I fully recommend the property.

Excellent place to stay especially for families with small kids
We are a small family with twins aged 1 yr and this was our first holiday due to which we were a bit apprehensive in picking the place. But we weren't disappointed at all with Lamb's Knees. The place is simply perfect both from suitability for kids perspective and also for going out. The attention to detail that Laura and Ian have paid to is incredible and any words of praise are not enough to describe it. The playroom as many others have described is simply amazing and caters to all kids right from toddlers to teenagers. Also they have not treated it as a rental place with mediocre quality goods - for instance, the dishwasher is of Neff, washing machine is of AEG and the fireplace is handmade in Venice. There's a welcome pack that they keep and it's different from the usual ones which might have a couple of items; this really covered all the basics you need with a bottle of wine to boot. Coming to the place itself, it's just a couple of minutes away from the beach (pebble by the way) and there are some other great walks nearby (details of which can be found in the well-arranged folder that has been kept in the house), suitable for adults and kids. One thing worth noting is that the beach has a lovely promenade all along it which means parents such as us can use pushchairs and enjoy the long walks. All in all, lovely cottage in a lovely location, highly recommended!

A wonderful stay
We visited as a family of four with a baby and toddler. It can be hard work going away with little ones but every last detail had been thought of in the cottage, to make our stay as easy and relaxing as possible. The cottage is wonderfully equipped with cots, night lights, toys, high chairs, plastic crockery, steriliser, baby monitors... the list goes on. Rest assured that you will not need to bring anything with you! We arrived to a lovely welcome hamper with fresh milk and foodie treats. The kitchen (& the rest of the cottage) was spotless. We loved the Nespresso coffee machine and selection of capsules. The kitchen was very well equipped if you want to do ‘serious’ cooking, but there are also lots of restaurants and cafes nearby for lazier days (many of which offer take-away too). We found it convenient that Ocado deliver to the cottage as we didn’t really want to spend holiday time going to the supermarket... however it is very nearby! The cottage hosts were amazing and gave us lots of ideas about what to do in the area. They helped us with practical advice on pram access and parking (always helpful when you have small children in tow and don’t want to end up miles away!) We particularly enjoyed our trip to Hope Gap beach, which is only a five minute drive away. We visited lots of other local attractions, all of which were only 10-15 mins away, but also enjoyed spending time on the local beach (Seaford beach) which you can practically see from the cottage. It was great to be so close to the sea (& the shops and cafes!) and that we could take the pram with us, as there is a very long and smooth promenade. We very much hope to be back; we had a great stay.

Thank you for taking the time to leave such an amazing review for Lamb's Knees. We're delighted that you enjoyed your stay and were able to make use of all the baby and toddler equipment supplied. We try to make Lamb's Knees safe (with all the equipment) and exciting (the 3rd floor playroom) for children whilst relaxing and luxurious for adults. We are so lucky that there are many lovely restaurants and cafes within 5 minutes walk of the house so our guests can enjoy a holiday breakfast or locally sourced dinner or a sneaky cake and coffee :-). There are also so many fabulous attractions in the local area from dramatic coastal walks to an award winning zoo, so something fro everyone. We would be delighted to welcome you back to Lamb's Knees on your next seaside escape.

Super break
We just couldn’t fault the facilities in the house, everything was great, the toy room warrants special mention, it’s more like a toy shop. The welcome pack that Laura and Ian provided added a personal touch to our stay. Great location for all Seaford amenities.

A delightful holiday home.
Very enjoyable stay at Lambs Knees. Lovely house in quiet area...everything clean and comfortable. A very generous welcome back is provided. The area around Seaford is beautiful and stunning cliff walks on the doorstep. Both Lewes and Eastbourne are towns well worth visiting and Arundel is also a lovely village with gentle river walks.

We are very lucky to have the dramatic Seven Sisters coastal walk right on our doorstep. In recent months there have been several movies filmed there capturing the beautiful panoramic views. Lewes is a short drive away, we love having a nose around its many antique shops. Eastbourne usually has stunning floral displays along the extensive seafront which makes it feel very tropical and best topped off with a cream tea on the Victorian Pier! We would love to welcome you back to Lamb's Knees on your next coastal exploration.

Amazing place to start the New Year
We were looking for a family friendly house on the coast near to London. The house is of very high spec, spotless and warm with everything you need. Our boys loved the playroom upstairs and being so central meant everything you needed was a short walk away. Seaford has some lovely little independent eateries and there are some fantastic coastal trails very nearby. Amazing place.

best stay in seaford!
Fabulous house in the lovely old town and close to sea front..We were greeted by Laura the owner after a 6 hour drive from devon. We were overwhelmed by all the thought Laura had given us-tea/coffee,scones,clotted cream,bread,and even a bottle of wine in the fridge! We were on a 3 generation family break and plenty of room for all. Our grandsons loved the play/attic room which really had everything a child would want.Downstairs we also had family games and abundance of dvds to keep all the family amused.Kitchen is well equipped and great for family meals and the dishwasher cuts clearing up in half! Laura has truely gone beyond all expectations for a holiday let. Bedrooms and bathroom all well equipped and lovely fnishing touches like the gorgeous hand soap, hand cream and shamppo. Our only concern now is that the house will be fully booked when we need to come to seaford again as we are certain that once you have stayed there you wouldnt want to go anywhere else ! So again thankyou Laura for providing such a fabulous gem.

We are delighted that you enjoyed your stay and that after a 6 hour drive you were thrilled with your welcome pack which allowed you to immediately relax and get your holiday started. We get our lovely bathroom soap from Arran Aromatics based in Scotland, we will have a new fragrance for you to try on your next visit! So pleased that your Grandson thoroughly enjoyed his time in the Playroom and that he was surrounded by every toy he could possibly want and that the grown ups enjoyed all the traditional family games. Lamb's Knees is an ideal house for a family visit as there is lots of space if people want some time to themselves but equally lots of space for the family to gather together. We are delighted that you have found a slot to come back and visit us and that we can once again look after you whilst you reunite with your family.

What a wonderful house.
This house cannot fail to impress. A beautifully decorated place with everything you could possibly need included. It is really nicely located, close to almost every amenity & just 5 minutes from the beach. It suited our purpose perfectly as it is situated on the cusp of the South Downs National Park close to some of the most stunning scenery in the entire South East of England. A short distance from several larger seaside resorts such as Brighton & Hove & surrounded by many historical towns like Lewes & Battle. The owner was extremely thoughtful & friendly & very attentive & flexible when addressing our needs. Highly recommended.

We were delighted that your Japanese students were so excited to be staying in a traditional Victorian House and that they told everyone they met about it :-). We're so pleased that they were able to get a real taste of the South Coast of England and experience the dramatic coastal walks, the historical castles and the little 'chocolate box' villages. We enjoyed sourcing traditional English delights for them such as the Sussex Cream Tea with fresh lemonade along with Battenberg cake. Fantastic holiday home in heart of Seaford
We have just come back from a great weekend at lambs knees - Laura could not have been more welcoming. The house is so perfectly set up for kids and everything so well set up. Immaculately clean a real home from home. Great location for the beach, station, cafes and shops. Will definitely recommend and be back again ourselves. :-)

Outstanding
We enjoyed a wonderful half term at Lamb's Knees. The playroom and DVDs were a godsend, especially on a rainy afternoon. Laura has thought of everything and the house is extremely well-equipped, which made travelling there by train even easier. Laura greeted us and showed us around the house; she has prepared lots of useful information about the property and the local area, services and attractions. Seaford is a friendly town with great shops, all very close to the house, and a spectacular seafront. We took a taxi to Drusilla's Park and enjoyed a great day out (well worth the seemingly steep entry cost). Overall a perfect, stress free holiday, which is a pretty hard thing to achieve with 2 young children!

We are so pleased that you enjoyed your stay and particularly delighted that you were able to have a stress free holiday whilst travelling with little ones. The Play Room and DVD collection really does ensure that the children enjoy their holiday which in turn means that the adults get some well deserved time to relax. Yes, Drusilla's Zoo is one of our favourite places to go with our son as it is less than 10 minutes drive from the house. There are lots of animals to fascinate the children and huge play areas to enjoy too. Their latest attraction 'The Rainforest Carousel' is very exciting (for children and adults) where you can ride upon your favourite animal - I chose the Poison Dart Frog today! Lamb's Knees is particularly well situated only a few minutes walk to the beach with the shops and restaurants only 1 minute away and with the South Downs on your doorstep for some magnificent coastal walks. We would be delighted to welcome you back to Lamb's Knees in the future so that you can explore more of the many things the South Coast has to offer.
