Green End House is an idyllic getaway for those seeking tranquility, calm and the beauty of the Lake District. Ideally situated on the quieter, western side of Lake Windermere, Green End House is a Grade II listed property set in mature gardens and stunning countryside near to Hawkshead. Guest accommodation, bedroom, sitting room and breakfast room are all in the Georgian extension to the original 17th century building, are south facing, high ceilinged and feature views to Esthwaite Water. I run the house as a b&b and offer two letting rooms. As a result of Covid 19 I'm restricting the use of shared spaces, this means that I serve breakfast at separate sittings but I'm unable to offer sitting room access. Interaction with guestsI live at the property with my 2 small rescue dogs, Lola and Mila. I'm on hand to serve breakfasts in the morning and am generally not too far away from the house. I work nearby for the National Trust and I can generally be relied on for recommendations for walks, food and drink, local history and nature.

Superb
We stayed for 2 nights, and we were not disappointed. The house is amazing is is everything you would expect from a house of that age. The hosts were welcoming and went above and beyond to ensure we had the perfect stay. If you have not visited before, then you must. You will be amamzed.

Embarrassingly duped by a very suspicious review!
It's taken me a month of careful thinking before writing this review. I think it best to be just as objective and as factual as possible. Green End House is, as others say, a charming and characterful place to stay, wood panelled walls, lovely stairway etc, in a pleasant and peaceful location just a short walk from Hawkshead. When looking for a 3 night stay my partner and I felt this sounded perfect but what really drew us in were the breakfast descriptions, specifically the first one by TomWatson01 in Feb 2017 entitled 'Exceptional'. To Quote: 'Breakfast is one of Paul's many specialities. Fruit and yoghurt or cereal to start from the extensive breakfast bar followed by a hot Full English comprised of local produce cooked to perfection. My partner and I are avid walkers so a breakfast of this standard sets you up for the long day ahead'. Our actual experience: the night we arrived Paul asked us if we would like EITHER fruit OR cooked for the following morning. We were both taken aback and expressed our surprise as we thought that, as is the usual case anywhere else, both were on offer. Our astonishment was met with an uncomfortably fixed grin and silence. We opted for cooked, agreed a start window of 8:45-9 and came down just before 9. Breakfast was placed in front of us immediately, cooked and plated up before we'd even left our room, small portions crammed together on stone cold plates, no enquiry as to how we'd like our eggs done etc and no time for cereals beforehand, a point emphatically forced home by the absence of bowls and milk. We asked afterwards if it was ok to have some cereals and were told yes but could we have them in our rooms as the other residents were due at 9:30. We had been told the previous night that breakfast was generally 7:30 to 9:30 and chose the later sitting so as not to be rushed. On the 2nd morning we made sure we were down at 8:45 in the hope of having cereals but again no bowls or milk and again the small, cold plate was placed in front of us immediately. The 3rd morning milk and bowls were provided but no time to have them beforehand so we had them afterwards, very strange. There was a kettle to make ourselves tea but it was always empty so we'd have to walk to the kitchen to ask for water. Would a pot of tea have been too much to expect? The cafetiere of fresh coffee and jug of fresh juice was nice but again no choice, it just felt that this was what was on offer, take it or leave it. The cooked breakfast: as above, small portions crammed together on cold plates, poorly cooked scrambled eggs and tinned mushrooms, hardly the 'Foodie's fare, cooked to perfection'. Sorry Paul but this was just embarrassing, a disappointment in a basic £50 a night B'n'B but unacceptable at these prices. I've honestly had more lovingly prepared breakfasts in motorway service stations. In content and manner it felt as though it was being done on the cheap and was a sad let down. I didn't want to write such words but, having just gone over previous reviews, I feel a responsibility to others who, like us, might be swayed by the glowing descriptions of a sumptuous breakfast . This was simply not the case. Stay here because of the building and its situation but not for the food reviews. Having checked out TomWatson01 I see that he joined only in 2017 after staying with you in Feb of that year (presumably around the time you started as it's your very first review) and the flowery review he wrote for you is the only one he's ever written in the almost four years since, I find that highly suspicious.

Super!
We absolutely loved our stay in Paul's unique place, and Paul himself was a wonderful host. Friendly, welcoming and considerate, he made our stay extra special. The house was full of character, with an air of faded grandeur, but that's what added to the experience. Breakfast was orchestrated so we didn't overlap with the two other guests, which was a nice touch given the Covid situation. Paul gave us some excellent pub recommendations, all within an easy 10 minute walk of the house. We went out walking every day, for hours, and the house is perfectly situated for superb drives and hikes in every direction. It was such a pleasure to stay somewhere where the host seemed genuinely interested in his guests (and their dog!) Thank you, Paul.

BRILLIANT HOST &FABULOUS LOCATION
Our family have just returned from an amazing break at Green End House. Paul was there to welcome us. An absolute Super Host. He went out of his way to make our stay totally amazing. He is friendly, professional and an expert on the area and full of recommendations that were always great. We loved Green End House. In a perfect location, just a short walk from Hawkshead with it's great cafes and pubs. We had our pet dog, Bonnie, with us. She felt so at home too - and even had a special breakfast supplied by Paul every morning! We will definitely be returning. A holiday filled with memories that will last forever! Thank You.

Fantastic
Paul the owner was very welcoming and room and facilities are great. Our room has a view straight out into the local fields and is nicely tucked away yet accessible. The house overlooks hawks head a short 5 minute walk and you are in the pub and near shops. Lots around the area all a scenic walk or short drive. For the money was amazing and he does a fantastic breakfast 😁 Paul offers directions and advice to all local hot spots and images are of Tarn Howls which was a holiday highlight. Advice is not to wear cream shorts and sit on wet ground during walks as per the image If going book all meals in advance as pubs are fully booked normally a few days in advance and can only sit in limited beer gardens when space is available.

Lovelt, relaxing stay
We stayed at Greenend house this weekend and what a lovely stay. We booked very last minute amd were met by Paul when we arrived. We had our dogs with us and they soon got busy making friends with pauls dogs. The house is a NT property and is beautiful. Right up our street. Paul is a very relaxed host, the breakfast was lovely and Ive been on fruit and yoghurt in a morning since coming home 😀 paul is very knowledgeable about the local area and although we know a lot of the lakes, we weren't over familiar with Hawkshead so paul lent us a map and we found a great 12 mile walk for Saturday. All in all a lovely stay and a place we will certainly be returning to. Thanks Paul.

Storm Erik and us
We choose the wrong weekend weather wise, as storm Erik was blowing fierce. However we had a warm welcome from Paul, with tea and biscuits on arrival and a cozy log burner on the go. Breakfast was delicious including vegetarian for me and even a sausage for our bull dog. Paul was full of knowlegde and advice about where to go and what to do. Mila and Lola were in constant attendance which pleaded Gus no end. Very relaxing break, lovely location, attentive host.

Character House
As a family of 4, we stayed for three nights. The rooms were spacious and light, the beds were very comfortable and the breakfast was delicious. Paul was a very kind host and gave his time to advise us on walks and nice places to eat. His insights were both spot on and invaluable. When it got a little chilly in the evenings, he did put the heating on to warm us up after wet walks which we appreciated. This combination made for a very enjoyable stay which we would recommend to anyone.

Stunning, serene, and so so friendly.
What a beautiful place to stay, with old world charm, surrounded by breathtaking views and walks on your doorstep (literally!) Truly think we’ve found a gem here. Paul was the most attentive of hosts where nothing was too much trouble, even to running my husband into Hawkshead for emergency meds when I became ill, with a wealth of knowledge of the area he showed us all the best walks. We went with our dogs who were enthusiastically greeted by the lovely Lola & Mila and to watch them all play together on the lawns was a joy (think our boy dog is still pining for his new girlfriend Mila!) We had the most wonderful relaxing stay with what felt like friends rather than hosts and would have loved to have stayed longer!

By road Set satnav to LA22 0JS From the north and north east Exit the M6 at J40 (Penrith) and take A66 towards Keswick. Follow signs to Windermere (A591). Pass alongside Thirlmere, Grasmere and Rydal Water into Ambleside. Filter right onto A593 signposted Hawkshead and Coniston. Follow one-way street into left turn and then filter into the right hand lane (signed Hawkshead and Coniston) immediately before the rugby club. Follow A593 over narrow bridge into Clappersgate. Take left turn (signed Hawkshead) onto B5286. Continue approximately 4 miles to Hawkshead.
