The Old School House is a listed property situated in the heart of the village. Formerly the home of the headmaster of the Old Grammar School next door which is now open to the pubic as a museum. The house is one of the grandest in the village. Used predominately as an elegant B&B it is has been opened up for self catering guests for selected weeks. The porchway leads into a large entrance hall. To the left there is an attractive lounge with cosy woodburning stove, leather sofas, Flatscreen TV, freeview & DVD. To the right is a very spacious dining room with a large oak table comfortably seating 10 people. In addition there is a seating area with armchairs looking out of the floor to ceiling windows across the village towards Latterbarrow. There are 3 kingsize and 2 superking (which can also be made as a twins) There is a separate wc. Situated on the edge of Hawksworth village, it's a very short walk to the local amenities (including a general shop and a Co-Op, amongst others). The property has ample parking space and 5 bedroooms, I was in Southey which at the front of the building. A very comfortable room: plenty of space for clothes, lights by the bed (the bed was very comfortable , I like it softish, and king size). There is also an area on the window-sill with milk, tea and coffee plus kettle. There is a hairdryer in the drawer in the wardrobe. Separate bathroom with large, effective shower and toiletries. TV has Freeview but no streaming channels. Mark and Emma are very friendly and helpful and nothing was too much trouble. There is a large choice of breakfast including fruit juice, cereals, full English (with veggie option). Plus toast with any style of egg, then choice of tea or coffee. Absolutely delicious! I would definitely stay there again. There are 4 pubs in the village Red Lion, Kings Arms, Queens Head and the Sun. At time of visit (14th tov 21st May, as I understand it, because of difficulties getting staff, neither the Kings Head nor the Sun were doing food. The Sun, however, has an arrangement with the next-door chippie to bring food into the pub and eat at a table. The fish & chips looked excellent. Slightly further afield (about 1,5 miles) there is a pub with parking called the Outgate Inn in Outgate village, The Sunday roast was very good as was the Boeuf Bourguignon I had later in the week. The dinner menu changes daily, with good variety. Large neatly kept, spacious beer garden too. Always very busy and it was advisable to book all the pubs mentioned. All the pubs seemed dog friendly.

What a great property for a family getaway. We are 3 households from one family with 4 children and 6 adults, from age 3 up to 71. The Old School House was perfect for us. It gave us time to spend together but also gave us our own space. It is perfectly located with plenty of amenities in Hawkshead and within travel distance to plenty of other activities including towns like Ambleside and Coniston, walks to Wray Castle, outdoor adventures for kids and adults alike, steam railways, aquarium, museums, water sports and boat trips on the lakes. A great week was had by all. The property is within 2 mins from local bus service and the town of Hawkshead has several pubs, eateries, Beatrix Potter museum, deli, outdoor wear shops and gift shops.

I booked The Old School House for the family to go away and spend time together. The accommodation was perfect for us - we all had our separate room with an en-suite in each room. The living rooms were big enough to fit everyone in and the very large dining room was perfect for family means. The property is located within walking distance of local pubs, shops and a really nice trail/walk. Would definitely recommend staying here and we will be definitely be back

We rented the whole of the Old School House for our family weekend get together. The accomodation was brilliant and in easy reach of the lakes for walking, swimming and kayaking. We hope to book again next year for a longer stay.

Emma came to the rescue, when the self-catering house we had booked suddenly cancelled on us at very short notice. However, in the end, I think that company did us a favour, as it meant we ended up hiring The Old Schoolhouse as self catering, and it was a simply fabulous venue to celebrate my 50th. We and our friends, loved the house and were able to relax, just as a real home from home in the centre of The Lakes. As it's usually a B&B, it meant all three couples had spacious bedrooms with modern en-suites, while downstairs is a traditional country house, oozing with charm. I particularly liked the dining room, complete with pretty bunting, and the cosy sitting room. The location is ideal, being in the centre of Hawkshead, so a short stroll will get you to local pubs, cafes and shops etc. Even being pretty wet and windy in January, we got the dogs out for some lovely local walks. We particularly recommend up from behind the Churchyard. All in all we had a brilliant stay, and would happily recommend the whole house as self-catering.

Location was brilliant, so easy to reach Coniston and Windermere for example. Enjoyed the ferry crossings. Very close and stroll to and from restaurants/pubs. The B&B was rented out as a self contained cottage to us, so we had the benefit of large ensuite rooms, two lounges and a large dining room. Additionally the authenticity of a very old building steeped in character. Ultimate self catering! Our hosts provided everything for a good stay right down to washing up liquid. Very clean and the beds were extremely comfortable. A goos nights sleep was had by all. We were lucky to be able to see the fireworks display from our window. We would look to book again next year. Excellent all round

We have just completed our second stay at The Old School House and have already booked again for next year. Five en-suite bedrooms, a good dining room and excellent lounge make for a very good stay. The kitchen is a working, galley type but is well equipped. Location of the house is superb with many walks possible from the front door and no need to move the cars between arrival and departure.

The Old Schoolhouse is situated on the edge of the quaint village of Hawkshead which is on the quieter western side of Lake Windermere close to many interesting places to visit. Emma and Mark were very welcoming and courteous and nothing was too much trouble. The rooms are spacious and nicely decorated and serviced every day. The breakfasts are plentiful and delicious. There is car parking on the property for several cars which is convenient. We would certainly like to return in the future.

Located on the edge of Hawkshead, this large house is exactly as described in the literature. There is a range of walks that can be accessed from the front door, as can the local village hostelries for post walk sustenance. There was plenty of wood for the fires (included in the rental price) with unobtrusive owners. We had one problem: the strip light in the kitchen broke. Following one email, it was promptly replaced. We enjoyed it and will be booking again for next year.
