Upstairs there are three large bedrooms, the very spacious master with new en-suite and King size oak bed, the second bedroom has a double bed and en-suite and both have great views out to the hills. The third bedroom has a double and a movable single bed, making it ideal either for couples or kids who prefer to sleep in separate beds. It is serviced by the new family bath/shower room with toilet. All bedrooms overlook the elevated garden and patio.
Freshly washed and sterilised bed linen and towels are provided.
Townend is located in Laithes, just 10 minutes drive from the Lake District National Park, 5 minutes from historic Greystoke Castle (Tarzan fame etc) and approximately 10 minutes from the market town of Penrith.
This is an excellent base for walks and cycle rides (it is on the Coast to Coast route) and to explore the Ullswater/Derwentwater/Bassenthwaite lakes and hills area and some of the quieter corners of the Lake District.

Nice old house in the countryside close to Penrith
This is a beautiful old house at a great location. It is clean, has 3 bedrooms, 3 toilets,3 showers, a fire place, a nice garden and good access to Penrith, ullswater and the Lake District.
We stayed with 3 kids and a dog and had a great time. There is no WiFi or phone connection so you need to be ok with that, which we were.
Martin is a great host. Always responsive and attentive!
I would truly recommend this accommodation

Yes wifi is specifically mentioned in the details as not being available.
Re-phone connection: Townend is in a "dip" in the hills but mobile phone connection is generally OK upstairs in the bedrooms. Im there now and whilst only 2 out of 4 bars, its working fine. Regards Martin

Comfortable, Quirky Home
First and foremost, Martin was an excellent, accommodating host. We booked the house as a base for the best part of three weeks as we were working in the area. The house was perfectly located in terms of our job site and of course the local pub, the Sun Inn. The house was clean, comfortable and perfect for our needs & Martin text a couple of times to make sure all was well. If you're glued to the internet then the lack of wi-fi could be an issue, however, it's stated in the house details and Martin was up front about that too so we worked around it and everyone survived. The house had everything we needed for our stay. Big thumbs up from us.

Relaxation in the Country
Lovely old farmhouse, beams and wood burner. Very cosy. Position is perfect if you like countryside. Perfect for visiting all the beautiful spots of the Lakes . And the Sun Inn good local with good food just down the road.

This farmhouse is living well below its potential to be a good holiday venue.
We knew when we booked that this property is new on the holiday rental market this year, and we were told that it was sparsely equipped. This is all too true! The mish mash of crockery and cutlery, the shortage of basic preparation and cooking equipment, the VERY thin pillows and uncomfortable beds (just for starters) doesn’t make for a comfortable stay! If you love gardening, go prepared to spend a week in your idea of heaven - and help to make a difference! If you love cleaning - this holiday let is for you!

Hi, sorry that Townend did not meet your expectations. We have discussed your issues in detail by email and explained that our normal cleaning staff were not available to prepare the house for your arrival, which led to some of these issues, for which we apologise again. We have otherwise had positive and well balanced reviews. Bed comfort, even with new mattresses, never suits all and you omitted to mention the great bedrooms and bathrooms that you referred to so positively in email dialogue. We always respond to aspects raised for improvement and have upgraded the pillows, cooking equipment, purchased a higher performance vacuum cleaner along with the other household items that you highlighted. The current guests have expressed full satisfaction with the property and we continue to gain experience from each visit. Many thanks.

Home from home with history
Surrounded by beautiful countryside but only ten minutes from Penrith and 20 mins from Ullswater, this home from home is an ideal base to visit the glorious Lake District. Very few footpaths for evening dog walks but the garden was big enough for my families 'pack' to have a decent chase and, as we spent the days walking, this was not a problem. This was our first holiday as grandparents and we were looking for a house that would support being together when we wanted but with enough space for a little independence when necessary. This place was ideal. The bedroom layout lent itself to a perfect division. Bedroom 1 & 3 are right next to each other - with beautifully renovated bathrooms. My daughters family were allocated these. Our room - along the corridor and through two doors - had a more 'vintage' shower room but was very much 'our area' and ensured peaceful nights .It also (apparently) had the best mattress! Mattresses and pillows were not great. I did take my own pillow (I am very middle aged!) and this was a good decision. The house itself was a little dark - due to the period windows. It was beautifully spacious with lots of different rooms to hang coats, store the mass of baby necessities and sleep dogs. The kitchen was perfect for us all to prepare food and eat breakfast together. But, most of all, it just felt like a home. A great place for a family to share happy times. Yes, it was a little tired in places but that just meant that we could relax and enjoy our time together. We did very much enjoy trips out to the Sun Inn but we equally enjoyed home-cooked meals and a takeaway from Penrith. An ideal base to discover the lakes and to build memories. Our week passed far too quickly and we were all very sorry to pack up the cars and head for home. I suspect that we will be booking again in the near future.

Beautiful
The house it lovely, like stepping back in time, very simple and quiet. There is no WiFi this was a bit of a pain but if you want to be off the grid then it’s absolutely perfect! I couldn’t get any service anywhere this made it a little difficult but again if you want a quiet time away from the world it’s perfect! Can’t stress that enough! The log fire is lovely! The garden is not secure if you have dogs or children keep this in mind. Next door have free range chickens and they sell the eggs, The lady there is just lovely! The pub down the road is fantastic. Beds aren't very comfortable but rooms are sweet. It was vey hot when we where there we couldn’t open all the windows or the patio doors this was a little annoying but not a big deal. Over all we all had a really good time. The only reason Iv not put 5 stars is because of the uncomfortable bed and my nephew has autism I was under the impression that the garden was secure but it wasn’t he this was stressful but not a problem many will have luckily he has a support dog that really helped keep an eye on him as he is very fast. We really lovely our stay and would definitely recommend is in a beautiful place and the house is lovely, just let down slightly from the beds if you have a slightly sore back you will be in pain and not sleep very well at all. But would like to thank the owner for such a lovely stay! And YOU should definitely book if your thinking about it! Don’t let the no WiFi put you off! Just have a bit of time of the internet

Sorry about the beds which are deliberately on the firm side, since that is generally the preference these days. I will look into getting cushioned mattress toppers.
Re-the lack of wifi: Understand that this can be a little inconvenient, but it is stated on the house facilities section that there is no wifi. On the positive side, it's a good excuse for visiting the local pub which has good beer, food and wifi!
Re-needing more opening windows: Good point, I will arrange for more keys for the windows.
Re-the security of the garden: The house perimeter has hedges, fences and walls on all sides and gates and a cattle grid across the access points, but not truly secure against a determined two or four legged escapee! Thanks again.

Lovely house, wonderful location
Just so relaxing. A pure get away from it all. If you want to unwind, this is the place to come.
Recently refurbished kitchen but must admit the oven didn't go on once for our stay, the food at the local pubs was too good. We especially recommend the Sun Inn at Newton Reigny approx 1 mile away.
Great location for striking out to the lakes, with Ullswater a 20 min drive,, Windermere just over the Kirkstone Pass or the beaches 3/4 hour drive. Wherever you head the scenery is just stunning.The coast to coast cycling route runs through the village, so bring your bikes and have a bit of a go :-).
