This wonderful detached original coach house has recently been renovated to the highest of standards by Charlie & Emma, who have been hard at work sourcing one off design pieces and making the property a real home from home and relaxing retreat. Located just off Unthank Road, a vibrant area with excellent local shops and restaurants including an excellent butchers, bakery, greengrocers and many well regarded bistro pubs. The property is only a short walk to the city centre and Chapelfield shopping Mall as well as the historical Castle, Museum, Cathedral and the main shopping high street. The property has been furnished extensively and comprises; entrance hall with cloakroom & WC, luxury handmade kitchen with oven, convection hob, microwave, fridge/freezer, dishwasher, washing machine/drier and all the cooking equipment you need. Open plan living and dining area with dining table and 4 chairs and corner sofa bed with wall mounted LED Flatscreen 46' TV. There is also a small desk. As an additional supplement and booked prior to arrival the sofa bed can used as a double bed suitable for 1 child or 1 adult (extra £10 per night). Double doors lead out to a lovely private patio area with a bistro table and chairs and manicured garden. On the first floor is the master bedroom with king size bed, wardrobes and ensuite shower room. From the bedroom you can enjoy views over the properties natural sedum roof. Please note: the stairs from the ground floor open directly into the master bedroom. The property has been fitted out to the highest standards with furnishings from John Lewis, Laura Ashley, Next and local interior design shops. The property is well stocked for the rainy day with board games, cards, freeview TV and Wi-Fi to name just a few. Linen: All linen is included. If booked prior to arrival the sofa bed will also have linen provided. All duvets and sheets are of luxury standard with 400 thread count bed linen, 650 thread count bath towels and anti-allergy micro fibre duvets and pillows. More

We spent a great few days at the Folly this week. All you would wish for in a 'home from home' is here, and the local shops can cater for all day to day needs. Our only 'wary' notice would be that you have to be quite skinny or agile to get in and out of the shower door opening.

A perfect place for a couple. We stayed here almost a week and enjoyed the well maintained, well equiped and very clean home from home. The location is very good too, it's only a short walk to the city center. Highly recommended!

Hi, we are Devon guest house owners who once lived in well next the sea north Norfolk. So it was great to come back to the area. Our main reason however was for a minor medical operation at the Norwich&Norfolk hospital. We therefore want a place to stay locally near to the hospital as well as be able to recover from the operation. We search the Internet for a suitable place and wanted a self catering place rather than a hotel that would suit us. We have learned being the business so to speak that just looking at websites only really tells the potential renter half of the story. After all when did you see a bad website? Never, they all look good they are supposed to look attractive. So to be sure that we had made the right choice of the folly,we read all the reviews and then contact the owner because one can learn a lot about a place by speaking or emailing the owner. The folly was, as we had expected ,everything that we wanted and more. The fixture and fitting are quality ,the bed for example being expensive and quality and you can take that from a guest house owner.. There is very little else to say,because all the previous reviews have said it all. One final point and that is the cost of the rental ,because for approx the same price as we Paid for the folly,we would have had just a hotel room ensuite,whereas the folly gave us a cottage with an expensive kitchen,two large screen tv,s a lounge as do much more. So well done Charlie&emma for giving us a top quality cottage at an inexpensive price.

We enjoyed staying here and the courtyard was lovely when we were able to entertain our family prior to our son's wedding.As New Zealanders some of the appliances were a wee bit different- I don't think I will ever master a British washing machine! The location is excellent- close to restaurants, takeaways and a mini supermarket.A 20- 30 minute walk into the centre of Norwich .

We enjoyed our five days at The Folly. Very convenient for Norwich and lots of local shops and places to eat. The property was well maintained and surprisingly quiet for such a central position.

We thoroughly enjoyed our stay at the folly. The property was cosy and inviting with a great little kitchen and a thoughtful welcome pack of bread, milk, butter, coffee, eggs, bread and biscuits. :-) The bed was very comfortable and as the property is set back off the road we had no issues with noise. We had no difficulty in finding a free parking space on a nearby street. The location is great and there are some good pubs, restaurants, takeaways and shops right on the doorstep. It was an easy ten minute walk into the centre of Norwich. We will definitely stay here again.

A really well developed idea, this apartment has everything you'll need. There's plenty of good shops locally, some great pubs (top tip The York Tavern), and for breakfast the Unthank Kitchen takes some beating. It's a pleasant 15/20 minute walk to the city centre, plus regular buses for when it's raining. We were very happy and will definitely do it again. Do be aware of one tiny problem - if you're in the downstairs toilet for a while, the light goes off and you can't turn it back on, as it's on a sensor in the entrance!

Charlie & Emma Webster really have created the perfect holiday rental with 'The Folly'. It exceeded our expectations in all areas - from the exceptionally high quality of the furnishings, the beautiful decoration, the ideal location and the totally unexpected 'welcome basket' (which included a delicious bottle of wine!). The accommodation is set-back off the road behind their Estate Agent building, so there is loads of privacy for sitting out on the beautiful patio for breakfast. Downstairs is 'open-plan', with a very well equipped kitchen with oven and plenty of plates, cutlery, pans and utensils for cooking a full meal if you wish. There is a dishwasher and coffee-machine, both thoughtfully provided with washing tablets or capsules - make sure you use the right one for the correct machine otherwise your coffee may be a bit frothy and your clothes rather stained!! There is also a fridge, freezer, ironing board (+ iron) and a washing machine/tumble dryer combo (again with some soap-powder left for us to use). The sofa is particularly comfortable (I thoroughly tested it with a very pleasant few hours having an afternoon snooze!) and they have provided a selection of boardgames, puzzles and a good-sized TV (+ wi-fi). Upstairs is a fantastically comfortable double-bed and en-suite shower-room, with another TV/DVD combo with a small selection of DVDs. Parking is 'off-street' in front of the accommodation and for those who wish to go into Norwich and avoid the parking-fees, a regular bus-service runs from just outside the door! If you decide to walk, the City Centre is only 15 minutes away. There are local shops, which include a supermarket and a couple of very pleasant pubs that serve evening meals. The Folly is ideal for 2 people - although the stairs are quite steep and narrow so would be a challenge for a some people. There is also a sofa-bed downstairs. We are fairly frequent visitors to Norwich to visit our son at University and usually stay in a hotel. However, to spend a few pounds more to have all the luxury and comfort that Charlie and Emma have so carefully and thoughtfully provided is an obvious choice - and our son even got to have a dinner cooked by his Mum! So go on, spoil yourself - you'll regret it if you don't!

Very good facilities in this beautifully decorated one bedroom house. Handy for Norwich city centre - walk takes about 20-25 mins or bus stop is just outside. Owners Charlie & Emma very friendly and helpful, and they provided an very useful welcome pack of provisions. Would definitely stay there again.
