We had a wonderful time in Edinburgh and staying at Rock House was a big part of that. From late night bubbles in the beautiful back terrace on New Year's Eve to an early morning walk up Calton Hill on New Year's morning this property was perfect.
We were five adults and it was a good size for us to be comfortable. The house itself is historic and yet there are modern touches. It is wonderfully situated near the center of old town and yet just off of the hustle and bustle of Princes Street.
The only things that were not 100% was that the mattress in the room with the double bed on the 2nd floor may need to be replaced and the bathroom right outside of this bedroom does not have working hot water in the sink (the shower was just fine).
Overall, we loved the property and would definitely stay again.

Booked this house as a short getaway to meet friends during Covid pandemic.
The location is excellent and the house has potential (and may have been better maintained in the past), but overall we were very disappointed.
Tried to contact the owner twice re; our concerns and have never had the courtesy of a reply.
Don't expect the house to look as pristine as the photos. Wallpaper in the bedroom is hanging off the wall, windows and rooflights don't open properly and there's hardly any light in the living room as the garden is overgrown and blocking windows. Beware of the handrail to the stairs, It'll come off if you hold too tight. Also beware the chairs in the dining room, likely to collapse if you sit in them for any length of time. If you use the kitchen, expect to do so under 1 light bulb as the rest don't work and if you like the convenience of a dishwasher, be prepared to have to handwash the dishes as it doesn't work.
If you fully utilise the bedrooms, watch out for the ground floor bedroom door to the hall as it doesn't open from the inside so you'll be stuck in there, or have to come out through the living room.
Carlton Hill is a pretty busy place so security should be a high priority, Unfortunately, the gate access security lock doesn't work and the gate is permanently wedged open. The front double door has a lock, but it also has a half inch gap between the doors, so not difficult to bypass the lock.
The rear garden is a lovely little sanctuary in the middle of the city, but you'll need to clamber over piles of rubbish around the house to get into it because the back door lock doesn't work and it's jammed shut with a big stone outside.
If you do venture into the garden, be prepared to share it with the family of rats that trott up and down the path and in a holes to under the house utility room.
So much potential with the character of the house and it's location, but for the price the quality of maintenance and response from the owner/operator is very disappointing.

Great house... great location... great hospitality! Large kitchen with seating for 8 people. Access was easy. Location was excellent... just steps outside of the busy central area of Edinburgh, so it was a quick walk to/from shopping and city life. I would recommend to anyone with a group of 5-10 people that wants a larger, comfortable living space while on holiday.

The Rock house was perfect for our stay. Warm and cosy, close to Edinburgh centre for the shops and the sights. Howies restaurant literally just down the steps, good traditional Scottish food, very nice.
Walked to the Botanical gardens, lovely walk thro the New Town, lots of little independent shops and stops for coffee. Fab weekend, we'll be back! Bnbbuddy very helpful, thank you x

We had a party of 7 adults and we found this property was absolutely charming It had everything that we needed to make our stay perfect. We found it quite comfortable and decor was beautiful. The location is great, close to shopping and public transportation while at the same time it was quite private and secluded from the bustle of the city. The views from the house were amazing. The only issue we had was the stairs leading up to the property. They are quite steep and the top portion leading into the house lack hand rails and can be challenging for the elderly or anyone with disabilities. I am only mentioning it because I feel it was not adequately addressed in the description of the property. Other than that one issue we truly enjoyed our stay and would definitely recommend this property.

Such a great house! We were a group of 8 and felt very comfortable with plenty of room, beds, and bathrooms. The house and view were lovely, and the area is nice and felt safe. It was just the perfect location and we especially enjoyed having a lovely private garden to relax in after a long day of sight seeing . I would most definitely stay here again. The gentleman we dealt with when renting it was very helpful and provided a lot of great information about the house, the city, parking, and discounts for tours and parking as well

The house is amazing. Great location. Incredible views. Yard is very well maintained and inviting.
The internet was a bit "hit and miss" at times, but it seemed to be that way throughout Edinburgh. The upstairs bed was definitely small. My wife and I could not sleep comfortably in it; minor issue and there are plenty of beds so you can get a good night sleep. I suppose if I had to change any one thing, I would recommend a bigger bed upstairs, but that is really being "picky". It is a great house!!
Highly recommend it. My wife and I will stay there again when we go back to Edinburgh.
