No32 The Town House offers self catering accommodation ideally located in the city centre of Edinburgh. The house can comfortably accommodate up to 15 people in 6 bedrooms. Featured over 3 floors, the house benefits from a new open plan kitchen, dining lounge area with cloakroom toilet off the lounge and access to the rear garden. Bedroom one also provides ground floor sleeping with its own en suite shower room. Up on the first floor are three further bedrooms. Bedroom two is a small twin room served by the spacious bathroom. Note the footpath must always remain clear or you might find a parking ticket on the windscreen. Please note, this is not a party house and although we can cater for Hen parties this is only done on a case by case basis. Note: Scottish government has introduced licencing for all self catering properties. As of October 1st 2023 all properties must have applied for such a licence however Government have given themsleves 12 months to respond to applications. In the unlikely event we are forced to close during this time a full refund will be given.

Amazing home
The house is delightful, lovely-sized bedrooms, nicely decorated, wonderful high ceilings. Showers, baths and bathrooms are all of a high standard, and there are plenty of them!

LOCATION,comfort and ease of communication with Stephen and Belinda
Our family of 11 thoroughly enjoyed our stay at #32 The Townhouse. It is walking distance to almost everywhere, even for two 80+ year olds! Plenty of buses if you are not a walker. The house itself is everything you desire. Kitchen very well equipped even down to a wide variety of spices. Bathrooms were beautiful and spacious with nice soap and lotions and plenty of hairdryers and hot water.Very large living room although I must admit our family gravitated toward the small sunroom in back. Cozy but welcoming and overlooking the garden. Belinda and Stephen were there to welcome us and allow u to leave our suitcases when we arrived from the airport early. Wonderful hosts who were in touch every step of the way through booking, arrival and stay. If you are a large group, this is the place for you. No downsides at all. Two parking places for you or your guests is another plus.

Just perfect!
We stayed here for a hen weekend. The house is just perfect - high ceilings, spacious rooms, very clean and with trendy decor. The cupboards were stocked with tea, coffee, biscuits and the bathrooms stocked with high-end soaps etc. The owners were very helpful, responding to any questions really quickly. They also gave us loads of fab tips about the local area. The house is perfectly set up for groups of friends or families - loads of beds and showers. Can’t fault it! If you need ideas for a hen weekend we would recommend Highland games and a trip to tonic bar for a cheeky afternoon cocktail then there’s lots of other bars, restaurants and clubs to choose from for the evening.

Perfect for a group of friends
The house is beautifully decorated with excellent facilities. Well equipped kitchen, plenty of bathrooms with huge showers, comfortable bedrooms & a fabulous living area with plenty of seating, wall mounted TV & a homely atmosphere. It's about 20 minutes walk from Haymarket station & about 30 minutes walk to Princes Street (we weren't rushing). Plenty of shops, restaurants etc within a 5 minute walk. Ideal for large groups of friends or family gatherings, highly recommended.

The perfect house for a big group, great location and has everything you could need for a weekend away!
We booked this house for a hen do and wow it could not have been more perfect! All the girls described the house as a tardis - you can't believe from the outside how big it is inside! As soon as you walk in it has the wow factor - beautifully decorated, high ceilings and so much space! Considering there were 12 of us who stayed, we couldn't believe how much space there was. The lounge is the perfect communal space for a big group. Plenty of seating and a huge TV. The kitchen was perfectly equipped with everything you might need to cater for 12 hungry hens. Each bedroom was uniquely decorated and the bathrooms blew us away - all of the girls thoroughly enjoyed soaking in roll-top tubs after long days walking round the town! We were surprised at how quickly you can walk to the centre from the house too. Just a short stroll away you've got cafes, a small tesco/sainsburys, restaurants and a couple of bars too. Within 10-15 mins we had walked into the centre. Even getting the tram from the airport was super easy - just a 20 min walk, or a nice and cheap uber! Stephen and Belinda were amazing throughout our booking - gave us so much information about the property, and were always on hand to answer questions, even when they were on holiday! We can't thank you enough for helping make our weekend so perfect. I'd recommend to anyone looking to stay in Edinburgh, particularly big groups.

Fantastic house in great location
We were 15 females for my daughter's hen party. The house is lovely and spacious with the added bonus of the back garden. The location was perfect for us for the activities we had planned. Stephen, the owner was very helpful and allowed us a late checkout which was great. I would love to stay there again!

Fantastic House for large groups. Great Location and Lovely house.
We were group of 15 girls on a Hen weekend. 30th June -2nd July We had a great time in the house, and it has everything you need, plenty of bathrooms, hot water and comfy beds. Its only a 15min easy walk to the city centre, with closer shops and bars only 5 minutes away. If you are looking for a great Hen location this is it. Totally recommend
