This is a spacious manor house in the much sought-after location of Branksome Park, which is positioned neatly between Bournemouth and Poole and walking distance to Branksome Chines and the golden, sandy beaches. Furnished to a good standard with a very wide range of equipment this property is extremely accommodating. LOCAL AREA Branksome Chine which leads to Branksome Beach is within walking distance of the property, and is an ideal way to reach the sea, as well as a peaceful place for a woodland stroll. Once on the golden shore there are many traditional seaside activities to choose from. Branksome has a superb safe, sandy beach, a popular restaurant right next to the beach and the famous beach huts. Branksome beach offers spectacular views of Poole Bay where you may spot the Grand Prix powerboat racing. The walk along the promenade underneath the cliffs or along the beach to Bournemouth Pier is very pleasant. The house is well located, spacious and to a reasonable standard of cleanliness/decor/furnishing Unfortunately this was ruined in hindsight by the fact the landlord insisted on deducting money from the deposit for additional cleaning costs. This is despite a great effort being put into cleaning the house on the last day; leaving it in a cleaner state than we arrived. I even took photos of the house to prove the cleanliness, but these did not sway the landlord's decision to impose the costs. It may be the cleaners on the take, it might be the landlord, but either way it has left a very sour taste in my mouth, so I wouldn't recommend this place.

Thank you for your feedback regarding the additional costs incurred at the end of your stay. This response was originally left a couple of days of receiving your feedback however upon reviewing the account we noted it hadn't been published so we naturally hope this time it will be published and apologies for the perception in the meantime as we welcome all feedback. At the end of any booking the landlords cleaners are tasked with providing immediate feedback on a changeover at least to return the visitors deposit which in the majority of cases happens very swiftly and of course in this instance advise of any need for additional work required in order to turn the property around for the next guests. Unfortunately on this occasion the owner cleaners provided evidence to support and justify a retention from the damage deposit. Owners cleaners are carefully selected on a number of areas and trustworthiness is extremely on high on the contractor appointment criteria list. The vast majority of cleaning contractors are only appointed with sufficient references from current clients. This particular cleaning contractor is one the highest performing across a number of key performance measures. We understand your perceived frustrations over this matter but it was the professional judgement by the owners cleaners the condition of the property was deemed in a less than satisfactory condition to how it's required to be left when vacated. We do hope this won't deter you from using our services again and again apologies for this response not being published when it was first written. Reservations Team

I note from our customer service system your concerns weren't made aware to ourselves upon the commencement of or during your stay. In the extremely rare instance when a visitor reports their dissatisfaction regarding any aspect of cleanliness or property presentation we immediately contact the owners contracted cleaner to revisit the property to meet the guest and go over their areas of concern. As we responded to the drains issue in a very efficient and effective manner the same would have applied to your cleaning concerns. Although we all (16 family members) enjoyed our time together this summer week, and although there was plenty of space in which to move... We were very disappointed in the state of the house and gardens. The paved yard at the rear where we would have liked to have congregated had not been swept for a long time... It was filthy mainly with food grease and cigarette ends. The cooker, fridge, washing machine and tumble dryer were dirty... The cleaning staff made no attempt to clean these items. No attempt had been made to clean skirting boards upstairs and down. Numerous members of the family set to cleaning to a standard acceptable. We called the agent who sent in a cleaner mid-week but all she did was Hoover round and clean the oven. In several rooms, notably upstairs, wall paper was stained from leaks and in some spots it was peeling away. We concluded that this rental property needs taking off the market for a thorough overhaul. Damp spots, paintwork, new washing machine, pressure hosing the front and back yards plus other work. Owners should not be allowed to simply keep taking the rent without proper care for the property. It is surprising that the Bournemouth tourist council allow this.

What is confusing is our systems show contact was made with you after the 2nd visit clean and we noted your satisfaction. I'm sorry you felt you had to clean yourself but had we been informed of your continued dissatisfaction we would have insisted on meeting the owners cleaner at the property to discuss further. Again we can find no record of you reporting the other issues you mention. We actively encourage our clients visitors to report absolutely anything you feel that warrants feedback that allows us the opportunity to improve a visitors stay. Some matters can be dealt with at the start and during the stay. Matters that can't be are always communicated to the owner to enhance the experience of subsequent visitors. At the beginning of a holiday season all of our clients properties are vigorously assessed against key criteria and market leading benchmarks. A full report is provided to the property owner which may identify areas of improvement the owner may wish to consider. Located close to Branksome Chine beach which is a lovely sandy beach with shop for teas/coffees /ice creams and a restaurant too.The house is also in a great location for taking passenger ferry to Brownsea Island (National Trust).The Kitchen and bathroom facilities in the house are good.There is a garden area which is level to the house,tho'other parts of the garden are steeper so you may need to keep an eye on very young children.

Fabulous location close to Bournemouth and Branksome Chine. Easy driving to a number of touristy destinations. We did experience issues with the heating and the house was cold when we arrived. We did get the override to work for an hour as per the directions, but then the override didn't work again for the three nights we were there and the heating was turning off early in the evening when it should have been going on. The tiles in the kitchen and high ceilings made the house quite cold without heating. However it was still a great house for our party of 16 with six children as there was lots of space to spread out.

We're so glad to hear you were pleased with the space this property has to offer for larger groups it certainly is a very popular property and as you say the location is fabulous and in line with many other fantastic reviews. With regards to the heating it was noted on our customer service system we attended to the property to show you how the heating controls worked and can't see on our system you reported any ongoing issues. Had we been notified we would have spoken to the owner and instructed a heating engineer to identify there was a fault.
