spacious and well equipped cottage
A very spacious and well equipped cottage with ample room for 7 adults, 5 children, a baby and a dog. The large, secure garden with patio was ideal. Plenty of off road parking. Lovely views of Walworth Castle next door.

Great family break
Nine people and two dogs had a great week's holiday and the place is plenty big enough not to feel crowded. Everything you could need really and even though the weather was not great there is plenty to keep you occupied with a pool table, WiFi, even had Sky Sports which helped us keep track of the Ashes! Garden is nice and secure for the dogs, the washer and dryer means wet clothes and dog towels are no problem. Plenty in the area to see though the weather curtailed us a bit, whatever you do do, don't go to Redcar though! A few bits of the property are ready for a tidy up but on the whole, a very nice place to stay and would use again if in the area.

Not wheelchair friendly
We had a lovely family holiday this week, the house was clean and well stocked with books, dvds, and blankets. The kitchen has everything including plenty of nice big pans and trays for cooking. The garden is lovely and the dog didn't manage to escape! We took a calculated risk that this property would be suitable for our needs, and we were able to manage but I cannot give 5* because I feel it was let down by poor wheelchair access, some which could be easily improved. First, the ensuite wetroom cannot be accessed in a wheelchair and the floor tiles are not "none slip" so although on the photos it looks ideal for someone with poor mobility this is not the case. The floor also doesn't drain well so needs moping after use. A fold up shower stool and squeegee mop would make a huge difference. Secondly ramped access to the building is poorly maintained with an uneven narrow path leading to one of the doors. Relaying the slabs and or providing a ramp to the utility room would help. Third the living space is quite compact so it is difficult to navigate in a wheelchair. So overall a lovely property, highly recommended, unless you need wheelchair accessibility.

The pictures don’t do this place justice
This is exactly what we were looking for! As a group of 18 year olds we were conscious that John may be apprehensive to letting us stay but he was very welcoming. John was a fantastic host who answered any questions quickly. The house was full of the essentials eg milk, tea, coffee etc when we arrived which was a special touch. It was immaculate and we quickly felt at home. The outdoor seating was perfect with the great weather we had and the garden was large as well as private. Also the ice cream shop is a 5 minute walk away and has GORGEOUS ice creams! We hope to be back soon!!

Lovely spot
What a lovely place, Shame it is lacking a bit of TLC, and some new mattresses. All the kids complained the beds weren't comfy. Lots of tec included alexa, sky TV, amazon prime, Netflix .

Excellent
Pre check in communication good, upon arrival we found a spotless place for our family break. A large garden was a bonus for the young boys and our dog. An outdoor seating and decking area is useful in better weather. Situated right next to walworth castle is an added bonus

Excellent
Beautiful property with plenty of space. Very well equipped, there is everything you need here, plenty of cups, glasses and crockery, tea and coffee left on arrival. The whole place is warm and cosy. Lovely views of Walworth Castle and just a short drive to the supermarket. Definitely somewhere I would like to go again.

Weekend with all the women in the family
Just got back today after a weekend with our family age range from 60s to 20s Location lovely and with Johns clear instructions very easy to find. Arrived to milk in the fridge and the heating on. Sky tv WiFi they worked well in every room. Lots of parking we had 4 cars and had plenty space House was So warm and cosy lots of space everything you could possibly need and more clean soft towels lots of stuff in cupboards nice clean comfy beds showers/bathrooms great too .. we never left house had a pj weekend with lots of catch ups Totally recommend this place Many thanks to John

Beautiful homely house with helpful hosts
We really enjoyed our stay at the old fern house. We were celebrating a 70th birthday and everyone loved the house. Our dogs thoroughly enjoyed having the run of the garden which was secure and felt safe. Massive thanks to John, nothing was too much to ask and he was available to answer questions throughout our stay. Very impressed with the facilities available, TVs in bedrooms, coffee machine etc, with kitchen items left for our arrival such as milk. Would love to come back at some point in the future.

Ticked all the boxes (and, for once, a truly "secure" garden!)
Visiting for a wedding in Walworth Castle, this big place was slightly wasted on us: a party of four, plus two small dogs. But being right next to the castle was our main reason for booking (and if you're unable to find it on Google Maps: you go out through the Old Fernhouse gate, turn left, and the next left takes you into the castle grounds; it's a very, very short walk that takes about five minutes), plus we needed somewhere wheelchair-friendly with a secure garden for the dogs. More on this later. John couldn't have been more helpful in the run up to our visit, from emailing with directions to answering questions promptly (“Yes!” to both a DVD player and iron, which seem such silly questions now, knowing just how well-equipped the Old Fernhouse is). There was milk in the fridge on our arrival, a helpful map and notes on the table, and everything we could have wanted to hand. Books, games, DVDs, a hairdryer, lots of local info... Really, everything. Hell, there was even a guitar and amp! We stayed on the ground floor, but what a great base for a family this is with all the space upstairs, loads of room to play in the garden and the bi-folding doors and decking area. The big dining table, which opens up, was ideal when we had visitors around for a curry. There were plenty of plates, glasses, mugs, etc. It was so nice to find somewhere that, for once, really does have a "secure garden" for the dogs (they all say that, and they're never terrier-proof!). Be careful in the garden if you do have a terrier, though. Ours was very interested in the blocked off area around some manhole covers/pipes and wanted to hop in and squeeze himself underneath for a better look/sniff, but that's terriers for you! The main thing is: there was no way he could escape with high walls all around, and no way he could get underneath the gates, which at the time of booking was something we couldn't tell from the photos. Close the gate tight and no dog will escape from this garden. It was easy for my father to get about in his wheelchair, and my grandfather - 90 and a real freezer - felt cosy and comfortable, with the heating controls easy to understand and use. We all slept well, including the dogs. Easy to find and quiet, this place really did tick all the boxes for us. Thank you, John! If we ever find our way in Darlington again, we know exactly where we’ll hope to stay.
