Beautiful barn conversion property with all you could wish for to enjoy your holiday. Open plan lounge, dining and kitchen with seating for 4 people. Fully equipped kitchen, 2 bedrooms 1 double 1 twin. Garden terrace area and enclosed back garden with hot tub. Own parking. Single level property.

The property has rights to a fishing lake for carp and silver fish fisherman, this is situation 1/2 a mile walk from the property. During the season the River Ant is situated 1/2 a mile a way too.

A very nicely appointed modern cottage with enclosed garden and hot tub, convenient for accessing all the Norfolk Broads and coast.

My son, myself and our dog stayed for three nights 18-21 April 2017. The accommodation was excellent, all kitchen appliances we could need, wifi worked very well, beds very comfortable and all towels provided, even for the hot tub ! The hot tub was a big winner with my son and the use of the pond just made the break....

we have stayed in numerous holiday cottages as this was a great one. Well equipped and spacious. Well suited the kids and the grandparents though i did knock my head a couple of times on the low ceilings up stairs! The hot tub went down a treat with the kids. Reasonably well positioned and we managed to visit a number...

About the neighbourhood
Ludham is a medium sized broadland riverside village. The village is split by the A1062 road going through it, with the main residential area on one side and the church and staithe on the other (although not visible from the road). The village staithe gives access via boat to Womack water and then the river Thurne. Facilities of the village include a pub, good sized village shop, tea-rooms and a gift shop on the staithe with toilets. Nearby Ludham Bridge (about a mile out of the village towards Horning) takes the road over the River Ant and has a shop, boatyard, tea-rooms and a pub. There is a lovely walk onto Ludham Marshes, giving good river views.

A flight can be caught into Norwick Airport with a number of budget airlines include Flybe for flights within the UK and BMI, KLM & Eastern airways, as the property is only 20km from the property and the road network leading to Sutton is good, driving after your flight is easy. Cars can be hired through a number of budget car hire companies including Easycar and MyCarHire. We can help with further details if needed.

Their are 2 ferry ports both of equal distance give or take a few miles, Felixstow and Harwich. Drivng from these ports for those that don't wish to fly will take you about 2.5 hours to get to How Hill.

Bike Hire is also available from Bilwilderwood when you arrive for those that want to take the road and be at one with nature.
