Some Positives, Lots of Negatives
Three couples stayed in this house for eight nights while site seeing Southern Ireland. We chose it for its location, but primarily for its reviews on TripAdvisor, which were quite positive. Our experience was not as positive as apparently others have been. POSITIVES Excellent location less than 10 minutes from Adare. Large house with lots of room and rooms, way more rooms than we required. (Who needs a formal dining room in addition to a 10 person dining table in the large kitchen?) Lots of parking for multiple vehicles. Angela left milk, eggs, bacon, sausage, butter and bread for us when we arrived. 5 Queen sized beds. NEGATIVES HEAT—Ad for house should read “UNHEATED HOUSE for 10” If you want heat, you will need to pay quite a bit for it, particularly if it has been cold and the house has been empty. We arrived at a 50 degree F house and had to spend 24 hours and lots of heating oil getting it to a livable temperature of 70 degrees F. Everything in the house was 50 degrees, walls, floors, ceilings, furniture, furnishings and all of it we had to pay to get to a livable temperature. RESPONSIVENESS—On day 1 when we arrived, we turned on the heat and discovered that at least one of the heat registers did not work, in a bathroom. 50 degree bathrooms are not real popular. On day 2 in the AM we called the owner and reported the problem. We heard nothing. On the afternoon of day 2 we called again. We heard nothing. On the evening of day two, I sent an email message through TripAdvisor and heard back that they had called at the house and the heat was working fine in the bedroom and we should not spend time adjusting it. The heat was not working and so after calling several times to both of the owner’s cell phone with no answer; I sent another message on Day 3 stating such. Received a reply back that the heat was working fine in the bathroom in question. Tried calling again, with no success, sent message it is still not working. Day 4, I receive a message that a plumber came out and fixed the register and that it was now working. Then she chastised me for our focus on part of the heat not working when the rest of the heat worked fine. Here is her message to me: I hope this issue is resolved. It is unfortunate one small radiator can cause such annoyance when 20 odd heaters work perfectly. So, to recap: After four days of many unanswered or ignored calls, multiple emails, being told three times that the heat was working fine when it wasn’t and then being chastised for complaining about the heat not working, it was resolved. And at NO time did we hear, they were sorry the heat did not work, or they were sorry they told us it worked three times when it didn’t, or they were sorry that it took multiple calls and emails and four days to get it fixed. No, we heard we should not have been focused on it not working. After this example of their responsiveness, whenever we came across another problem, we just dealt with it. There were others, for sure. We did not come to Ireland to spend hours arguing over stuff like this. CLEANLINESS—Things break or don’t work. It happens. But when you rent a place it should be clean. This one was not. On virtually every surface in the house there was a layer of dust. In addition, there were numerous stains on tables that could be cleaned with a cloth. The refrigerator and freezer in the kitchen had multiple places on shelves and drawers where there was dried food left from previous tenants. The dishes, glasses, and cookware were so dirty with caked on food and film, we had to hand wash everything before we could use them. Attached is a picture of what all the glasses looked like when we arrived and after we washed them. On the left is the owner’s idea of clean, on the right is ours. INTERNET—The house is advertised as having internet, and it does, as long as you are on the lower floor. On the upper floor where the bedrooms are, internet is non-existent. That did not improve over the 8 days. BEDROOMS/BATHROOMS—This house has 5 bedrooms, each with a queen bed and a thin mattress, four on the upper floor and one on the lower floor. And it has 3 bathrooms, plus a small utility bathroom off the laundry room with a toilet and sink. For the three couples of us, that was okay, we each had a bathroom. However, only 2 of the bedrooms are ensuite. The other 3 bedrooms share one bathroom that is on the upper floor. If you are more than three couples or if you wish to have a bathroom on the same floor as your bedroom or if you don’t wish to share a bathroom with 5 others, this house could be a problem. DAMAGES—In my opinion, damages should be assessed when the tenant misuses or abuses something in the house, not when the item is defective to begin with. This owner obviously disagrees. She submitted a claim for several items in addition to all the heating oil we had to use to make the house livable. We picked up a cheap bedroom lamp by the stem and the base fell off, smashing against the floor. She charged us $35 for a $15 lamp. And how is it our fault the lamp base was not attached properly? We pulled a blind in our bedroom to the bottom of the window, not past the window sill, and she wants $40 to repair the blind. Isn’t the reason you have a blind is to pull it down to block out the sun and should it not be okay if it is pulled only to the window sill? Apparently, not to this owner. Also, we were charged $6 each for two cheap wine glasses we broke while washing them by hand because they were too dirty to use. So, BEWARE.

It is unfortunate your memories of Fanningstown House are so distorted . Responsiveness Within 48 hours of your arrival on May 3rd I had five e mail conversations ,spoke to you on the telephone ,(when you told me you had one small issue a radiator not working in the ensuite) you had no other issues , and my husband visited you at the house to check the radiator and alleviate your concerns ,reassuring you a plumber would deal with it next day. A plumber resolved the problem on the bank holiday May 5th I confirmed same via email . Trip Advisor management team are aware of these conversations House design /layout /bedrooms/bathrooms/formal dining room Fanningstown House is a self catering property (Not a hotel) the theme is a to provide a home away from home experience , the description is accurately outlined in the web site .Prior to your visit you requested additional information re bedroom layout etc this conversation is available to TripAdvisor .The formal dining room is enjoyed by many groups celebrating special occassions such as weddings,birthdays ,reunions. The mattresses are the Respa Pocket collection with mattress toppers ,protectors and Sanderson bed linen. Cleanliness Providing our guests with the best possible hospitality and service has always been our mission . The property was pristine on your arrival you and your group complemented the presentation ,ambience, attention to detail ,fresh roses at no point in your conversations with me did you suggest that there were dirty dishes /glasses cookware in the kitchen . Australian guests checked out the day prior to your arrival their review can be viewed on VRBO Guests from New York checked in on May11 their review can be read on AIRBNB . Wi-Fi There is unlimited internet access throughout the house and you are the first guest to find fault with same I had the technical team assess the network today who informed me that there is full coverage throughout the house. Damages /heating charges The heating is charged on a meter which you were aware of during the booking process and it was clearly outlined on your arrival.We also provided a generous supply of fire logs and coal which you availed of. We have discussed the damages via the TripAdvisor forum which you initally disagreed with, we provided photographic evidence then you eventually conceded and paid the claim . Check out We had scheduled to meet prior to check out you choose seven AM but you left the house prior to the arranged time and did not highlight , discuss or report the breakages at the house.I tend to overlook minor breakages when the guest inform me at check out this can be verified by TripAdvisor . Beautiful House
Our stay at Fanningstown House was a wonderful experience. Angela was extremely accommodating and she made our stay perfect. The house was stunning and so were the grounds.

Beautiful spacious home in quaint Adare
Everything about this house is a delight! Our generous and pleasant hostess, Angela, had delicious ham, cheese and bread ready for us when we arrived after our long drive from Galway! While we were out sightseeing on the second day, she was kind enough to drop off more wood for the fireplace. We were surprised by how beautiful and comfortable this home was! It was just perfect for our group of seven. This home borders a farm and we were lucky enough to wake up one morning to find cows grazing outside the windows, this was one of the favorite parts of our trip! We enjoyed a cozy fire each night in the beautiful living room and coffee in the sun room every morning. If you are visiting Adare with a large group your should definitely rent this house, it was a wonderful experience. We were sad to leave and move on to Dublin. I really missed this house when I was cramped in a Dublin hotel room with my husband and son! I cannot recommend this house enough! I want to go back and stay longer!

Perfect Family Vacation Home
Our family of ten totally enjoyed our stay in this beautiful Adare home. There was plenty of space for everyone including 2 master ensuites plus an additional 2 bathrooms. The location is perfect for day trips throughout Ireland but also a great location to dine and enjoy the quaint town of Adare. Angela and John were the perfect hosts ... even delivering beautiful fresh cut flowers daily. This home would also be perfect for a golf vacation with many great courses within a 1-1/2 hour drive.

Wedding weekend
We had a great time at Fanningstown House - it was the perfect base for a group of 10 adults and kids as we enjoyed a wedding in Adare (5-10 minute drive, traffic permitting). Angela was quick to respond to any queries and very welcoming when we arrived.

Beautiful Home with hospitable hosts! Stayed here with my wedding party.
Beautiful home not far from Adare! I stayed here with my wedding party of 9 others and it couldn't have gone any better. There was 20 of us total so we actually had two houses but we slept 10 people comfortably in this house. Angela met us at the property with the keys and showed us around and left us a nice little welcome package. This was a perfect base to see western Ireland and everything it has to offer. Only about a 30 min drive from Shannon airport and under 20 minute drive into Limerick city. Thanks again Angela!

Wow, Home Away From Home!
This was a perfect location and home for us (five adults). We had all the luxuries of home in a beautiful peaceful spot. Angela is the perfect host, she graciously welcomed us and showed us through the home. It was a great surprise to have the basic supplies in the fridge. We quite enjoyed watching the cows from our window, not something we see at home. The only complaint is that we had to leave, he, he. Ireland is a most welcoming place to visit and Angela confirmed this with her cheerful smile. Thank you

Great, Beautiful house
Beautiful, clean, very equipped ,modern house and the garden is very nice. My family (10 members) were delighted to stay at this place and wished to stay longer. Angela and John made us feel very welcomed and John was super kind to get us food as we arrived very late at night and we didn't know from where to get any. Thanks a lot John!! . We chose this house because we were a big group and was the best location to visit most of the other parts like Cliffs of Moher, Cork, Killanery... well a very packed sight seeing holiday. We highly recommend this house and if we ever come back definitely will book this house again.

Great home for a large family for family celebrations.
Lovely location near Adare and the Woodlands House Hotel. It is a beautiful and spacious home with everything one could need in it and in pristine condition both inside and outside in the garden. We had a great holiday here and I would definitely come back. The owners John and Angela were most helpfully and available if we needed them.

Perfect for a family vacation!!
We loved our stay! It was the perfect location for day trips, with the convenience of a market and restaurants nearby. We were a group of 9 (2 teens plus 7 adults) and the size/layout of the house was perfect!
