You will love the breathtaking views over the Mediterranean, the Bay of Cannes and Nice, the Alpes towards Italy, the tranquillity and privacy, the magnificent infinity pool surrounded by the large tropical garden. The big pool and large grounds for kids to play around in makes it a paradise for them. 15 -20 minutes to sand beaches of Mandelieu-La Napoule. Perfect place for large families or groups. With 6-7 bedrooms and 5 bath/showerrooms, a living space of ca 350 square meters, a private pool, can be heated and a large garden of 3500 square meters, the villa, together with the studio, is ideal either for a large family or a group of friends, a family with guests or a three generation family. AC in all bedrooms and kitchen The villa is decorated in a light and spacious style with large common areas as well as with comfortable and ample sized bedrooms giving everyone in your party the sense of privacy. Notes on accommodation The villa sleeps 10 p in 5 double rooms. ( there is a sofabed as well if someone wishes to sleep alone). The studio, attached to the villa but with independent entrance, sleeps a family of 4 people, 2 people in a double room and 2 people in a cosy nest with bunkbeds (90x200) next to the livingroom. Villa tour Ground floor Beautiful reception hall giving way to a spacious salon and dining area, with large French Windows opening on to the terrace and the Mediterranean views, in the evening enchanted by the illuminated garden and pool and the sparkling lights of the cities of Cannes and Nice. Sonos music system. Adjacent to the dining area, with seating for 12-14 people there is a delightful well equipped kitchen with sliding glass doors on three sides, letting you enjoy the great Mediterranean view, the hillside of Grasse and the fabulous view of the Provencal blue mountains on the other side. Getting together there for dinner at the old oak farm table, seating 14 people, is memorable. From the kitchen there is direct access to the pool terrace with a magnificent outdoor dining and lounge area. The kitchen is equipped with a cooking hob with grill, gas and electric hob, Micro, fridge, American style, with ice machine, wine cellar, Nespresso, mixer, blender and more. There are 2 bedrooms on this floor, one with a super kingsizebed 2 x 2 m(could be separated in two beds), with ensuite shower room, separate WC, and with direct access to the pool terrace. Adjacent is a smaller double bedroom with a French double bed, 140 cm, which makes it a perfect suite for a family. Cot and high chair available. First level Master bedroom with a super king size bed 2 x 2 m (could be separated in two beds) with ensuite bathroom and a private open sun terrace with outstanding, magical sea views. Sonos music system. All principal windows from the villa face on to the pool and the sea, particularly the salon and dining area which have fully opening sliding doors to the dining and lounge areas outside on the pool terrace. Garden level On the garden level there is large apartment with an American kitchen, a living/entertainment and dining area, satellite smart digital tv, 64 inch, Sonos music system, Sony Blu-Ray Play Station 4 and a study area. There are further 2 double bedrooms, one with with a double bed 180 x 200cm, could be separated into two beds, ensuite shower room with separate WC. The other bedroom on this floor has a double/twin bed 180 x 200 cm, and an adjacent bathroom. Utility room with washing machine, ironing facilities and tumble dryer. All rooms, ground and garden level have direct access to the garden and the pool area. Cot and highchair available. The studio apartment Attached to the villa is a studio with independent entrance, sleeps 4 (2+2), well equipped with a lovely kitchen, a nice shower room, a double bedroom with a large bed 180 x 200 cm, (could be separated in two beds) a cozy nest with bunk beds next to the living area, a living room with satellite smart digital TV, WiFi internet. Sea & mountain views. A smaller terrace just outside with nice garden furniture for 4 people, perfect for aperitifs, dinner or 'le petit déjeuner'. Garden Beautiful entrance to the property with large lawns, bougainvillea and space for 4-5 cars. A large terraced tropical garden, 3500 sq.m, flowered and well maintained, with palm, olive, eucalyptus, figs, kiwi, lemon and fruit trees, scenting of rosemary thyme and lavender. A magnificent pool area facing the south with extensive sea views, with garden furniture for 14 people, a lovely dining and lounge area, sheltered by several awnings, and sun lounges Tourist License / Licencia de turismo N °: HAUK8020078
