The Master bedroom has a French door opening directly onto a delightful stone terrace with seating area overlooking the garden and with wide views of the Chater Valley beyond. It is centrally heated throughout. The Valley View Apartment is located on the first floor of the modern southern wing of the house, overlooking the garden, and has unrivalled views. It is accessed by a separate entrance at the side of the property and offers easy access to the garden. The accommodation comprises: Master Bedroom – available as either a super-king double or with twin beds – with flat-screen TV; open plan ‘Suite’ with sofa-bed (available as a bed for an additional guest) and small dining/seating area; En-suite Bathroom with full bath and over-bath shower; Fully-equipped galley Kitchen with combination microwave oven, fridge, 2-ring electric hob, toaster and kettle; and washing machine. It is centrally heated throughout. Free broadband Wi-Fi is included. The Garden Apartment offers wheelchair access. A wonderful feature is the property’s acclaimed garden. Developed over more than 40 years by the current owners, it is open regularly as part of the National Garden Scheme and has been featured in Rutland Pride magazine. It extends to more than an acre of lawns, flowerbeds, York-stone terraces, shrubberies, stepped walkways, and kitchen gardens. Features include specimen trees, stone statues and urns, rose gardens, and an ornamental pond with fountain. With a dazzling array of different blooms it’s a blaze of colour throughout the growing season and of course acts as haven for birdlife. Beyond the gardens the landscape is grass pastureland – filled with lambs in the spring – which rolls away to the little Chater River at the bottom of the valley. Several thousand trees have been planted in the past few decades creating some interesting walks through the various spinneys and copses. The garden is easily accessed from the apartment. For those with longer legs – or a bicycle – Rutland Water is a short distance (1km) away offering a network of trails and a host of other activities and attractions including sailing, fly-fishing, bird-watching etc. The property is within easy walking distance of the Horse & Jockey pub in Manton which serves excellent food and from here you can pick up the trail around the reservoir. Well- behaved dogs may be accommodated on request.

Interaction with guestsThe apartments are accessed via a private entrance at the side of the house. Guests will be welcomed and shown where to park. Storage/parking is available for bicycles, trailers and we've even had boats. Dogs are welcome by appointment and subject to a deposit. You may see horses or Khiva the labrador. The bird-table on the terrace is a favourite with many guests.

A nice place to stay
Excellent accommodation for anyone looking for a rural idyll nr. Oakham and Rutland Water. Quiet and peaceful setting; cosy and attractively-furnished suite; and very friendly and helpful owners. Day-to-day access is from the slightly-elevated rear of the property, so visitors with restricted mobility should be aware that there are half-a-dozen or so steps/stairs to drop down to the ground floor apartment. Good Wi-Fi and power availability, although those used cooking with gas may find the touch-sensitive controls for the electric hob far from intuitive (although it gets easier with practice!).

Garden Apartment, Manton
We had a great mid week break in Manton a good base to explore the area. However please be aware when booking this property that there are 2 apartments. We booked the Garden Apartment based on the the location the detailed information about the apartment and the facilities in the apartment. When we arrived we were allocated the Valley View Apartment upstairs. While this was a nice place it was not what we had booked it did not have the same facilities and on that basis was a bit disappointing . Tripadvisor you should be more open about what is being booked. You confirmed our booking as Garden Apartment but this is not what we got!!!

Very comfortable accommodation in a stunning setting
Enjoyable stay with plenty of local walks and places to visit. Very comfortable apartment with lovely views of spectacular garden and fields beyond. We were made most welcome and felt very much at home. Can't wait to return.

A charming oasis with delightful views, gardens and a warm welcome.
A great location with easy access to Rutland Water’s walking and cycling circuit. Plenty of walking other routes. Central to Oakham & Uppingham (3 miles) and Stamford 20 minutes by car. Small villages like Brooke with a glorious church that featured in a film adaptation of Pride & Prejudice. The apartment cosy & charming. We stayed for 4 weeks Oct / Nov. The central heating was good with plenty of hot water, the layout was good with adequate cooking facilities and storage spaces though no freezer. Bedroom was perfect to wake to views of the countryside in a super king size bed and a good size bathroom. It was quiet, though I’m not sure if that had anything to do with the upstairs apartment being vacant. Reminds us so much of the Cotswolds with the honey colour stonework, weather excellent. This location and apartment filled all our requirements it was ideal.

Wonderfully comfortable cottage - Amazing gardens!
We have spent 5 wonderful days in "Garden Apartment": it is very comfortable and beautifully decorated (a home, definitely not the usual Ikea-furnished-impersonal holidays rentals!) . We specially enjoyed the very big bedroom and spacious bathroom , and loved going round the amazing garden ( we could have stayed there all day!), carefully and lovingly created and well-tended by the owner. Watching the horses and sheep in the fields around the house was a pleasure. The owner is very nice and helpful, the area well worth a long visit (specially for bird-watching). We strongly recommend this holiday rental and will come back! Thank you, Caroline, for your hospitality! Nous avons passé un excellent séjour dans ce très bel appartement, confortable et soigneusement décoré, situé dans l'aile d'une très jolie maison ancienne, entourée d'un MAGNIFIQUE jardin anglais, ainsi que de prairies avec chevaux et moutons. La propriété se situe tout à côté du lac de "Rutland Water", célèbre pour ses balbuzards ( rapaces pêcheurs) , et proche de la petite ville d'Oakham, où l'on trouve toutes sortes de commerces alimentaires (excellentes boucheries et boulangeries). Amazing dog friendly farm style apartment!
Home away from home. Stylish, à la cottage apartment with stunning views and amazing location for long walks just moments from Ruthland Water. Very pleasnat and helpful owner. This farm with animals around would be great fun for kids too. We enjoyed our stay and exploring the area. Very peaceful place to recharge your batteries. Extremely comfortable bed and cute bird feeder outside our window are our favourites! Thank you Caroline

Simply perfect ...
What a find! Warm welcome, beautiful gardens, spacious and light bedroom with large family bathroom and sitting room. My husband and I wanted a cosy, indulgent weekend away and Manton Lodge Farmhouse was simply perfect. Caroline couldn't have been easier to communicate with or a more helpful host. Fantastic location for visiting Rutland Water and the surrounding countryside. Fabulous walks directly from the door. We would recommend anyone to stay here and will definitely be back! Thank you Caroline for a memorable weekend. What an absolute treat.

You will not be disappointed
We absolutely loved Manton Lodge Farm, and a bonus we loved the owner! Such a beautiful place and just as discribed. So quiet and peaceful. Clean, spacious and fully equipped. The pictures do not do this beautiful place justice. Mrs. Burnaby-Atkins is so personable and friendly. We just loved her and her farm and outstanding flower gardens. We could tell much work and love had been woven into the landscape. Manton Farm is very close to so many villages with one within walking distance. Rutland Water is very close as is many castles and historic towns.We would love to return, you can never see enough of England can you?The Gilmores, North Carolina, USA

Wonderful apartment with beautiful peaceful English gardens
Everything we wanted was here, the apartment was everything we needed and hoped for. Beautiful gardens, local farm life, horses, exhilarating and provoking views! A very friendly and interesting host. Many thanks, we hope to return again.

Another week in Paradise
We had a wonderful third (annual) week staying at Manton Lodge Farm. We love the cosy Gardent Apartment with it's splendid views out across the immaculate gardens to which Caroline, the charming owner is devoted. Blessed with better weather this year we were often able to sit out at meal times enjoying the scenery and wildlife before us. Conveniently situated within walking distance of the village with it's excellent pub, the apartment is a great base for a variety of rural and cultural pursuits. Cycling either around the shore of Rutland Water or along beautiful, quiet country lanes (bit hilly), passing through numerous pretty villages, walking with our Flat-coat, bird watching with numerous bird hides around the Water and the Osprey viewing centre all tick our boxes. And then of course there is the superb Trout fishing on Rutland Water which is what initially drew us to Rutland. For those looking for more leisurely activities there is a wealth of history to explore in the region, a visit to the old coaching town of Stamford should be a must. Whilst a visit to the late Geoff Hamilton's Barnsdale Gardens will be a joy for many. Already looking forward to next year's visit. + +

The largest man-made lake in western Europe, Rutland Water has something for everyone. The attractive 3,100 acre reservoir has an international reputation for providing a balance of sport, leisure and wildlife conservation and offers everyone the opportunity to try something new. Please find below information on activities and places to visit: Rutland Water Nature Reserve: Information about the reservoir, its habitats, the birdwatching centre, Osprey project, events and various activities. Rutland Water Cycling: Miles of traffic-free pathways on the edge of Rutland Water. There are hire facilities offering everything from mountain bikes, tandems, kids bikes, trailer bikes and buggies. Rutland Water Fly Fishing: Expert flyfishing tuition, guided trips and coaching. Rutland Sailing Club: Windsurfing is really big on Rutland Water! There are a number of regattas each year which attract some of the top professional windsurfers in the country. The place to launch from and hire equipment is Rutland Sailing Club. The Rock Blok: Rutland's premier Outdoor Adventure Centre located on the north shore of Rutland Water. Normanton Church: This fine church was saved during the construction of Rutland Water and is now a museum. Eyebrook Reservoir: Another reservoir nearby which offers excellent trout fishing and is also an area of special scientific interest. Oakham Castle: The splendid Great Hall of Oakham Castle is one of the finest examples of late 12th century domestic architecture in England. Rockingham Castle: Steeped in history this castle provides educational tours, including an audio visual of the "Castle Under Siege". Rutland County Museum: Houses a rich rural life collection from Rutland historically England's smallest county. Located in Oakham. Burghley House: One of the finest examples of 16th century architecture and situated beside the medieval coaching town of Stamford. Inside the house has more than one hundred rooms, while outside the Capability Brown designed Deer Park and Gardens, includes the Garden of Surprises, Sculpture Gardens and plays host the famous horse trials.
