It is centrally heated throughout. The Garden Apartment is located on the ground floor of the modern southern wing of the house, overlooking the garden, and has direct access to the terrace via a French door in the bedroom. It is accessed by a separate entrance at the side of the property. The accommodation comprises: a light and airy Double Master bedroom (available with either super-king double or twin bed set-up) with flat-screen TV; Kitchen-Diner with fully equipped kitchen including four-ring electric hob; microwave, fridge, wall-mounted flat-screen TV, armchairs, dining table and dining chairs; large modern en-suite bathroom with bath and over-bath shower. The Master bedroom has a French door opening directly onto a delightful stone terrace with seating area overlooking the garden and with wide views of the Chater Valley beyond. It is centrally heated throughout. Free broadband Wi-Fi is included. The Garden Apartment offers wheelchair access. A wonderful feature is the property’s acclaimed garden. Developed over more than 40 years by the current owners, it is open regularly as part of the National Garden Scheme and has been featured in Rutland Pride magazine. It extends to more than an acre of lawns, flowerbeds, York-stone terraces, shrubberies, stepped walkways, and kitchen gardens. Features include specimen trees, stone statues and urns, rose gardens, and an ornamental pond with fountain. With a dazzling array of different blooms it’s a blaze of colour throughout the growing season and of course acts as haven for birdlife. Beyond the gardens the landscape is grass pastureland – filled with lambs in the spring – which rolls away to the little Chater River at the bottom of the valley. Several thousand trees have been planted in the past few decades creating some interesting walks through the various spinneys and copses. The garden is easily accessed from the apartment. For those with longer legs – or a bicycle – Rutland Water is a short distance (1km) away offering a network of trails and a host of other activities and attractions including sailing, fly-fishing, bird-watching etc. The property is within easy walking distance of the Horse & Jockey pub in Manton which serves excellent food and from here you can pick up the trail around the reservoir. Interaction with guestsThe apartment is accessed via a private entrance at the side of the house. Guests will be welcomed and shown where to park. Storage/parking is available for bicycles, trailers and we've even had boats. Dogs are welcome by appointment and subject to a deposit. You may see horses being saddled in the nearby stables or meet Khiva the friendly labrador. The bird-table on the terrace is a favourite with many guests.

Spent an amazing 5 weeks at this beautiful apartment prior to moving into our new home. Caroline met us on arrival and showed us round, explained everything about the apartment and was always available if needed. I defy anyone not to look out of the windows here and not smile. The views of the countryside are sensational. Looking out over the fields of horses, sheep, fox cubs when we first arrived and the beautifully maintained gardens all around the farm. The apartment was very comfortable with everything that we required. Even though we were staying for a long time it never felt to small for us. So homely. The bathroom is lovely, kitchen has fridge, small hob and combi microwave. We managed to cook a wide range of things on the hob. All utensils, pans etc that you would need. Sitting area is again really comfortable and it’s nice having the dining table for meals. Beautiful big bed with double aspect windows so lovely and light. There was plenty of literature regrading Rutland water and the surrounding towns and villages which for a visitor is perfect. We know the area but still found so lovely walks that Caroline pointed out for us. Their is a lovely little pub literally 5 minutes walk from the farm which is perfect if you don’t fancy cooking. Good Wi-fi This is the perfect location if you wanted to explore Rutland. Thank you so much Caroline for making our stay so wonderful.

The apartment is part of Lodge Farm with beautiful views across the fields and down on to Caroline's fabulous gardens. Large double bed and comfortably furnished. The kitchen is probably more suited to microwave meals rather than cooking. We stayed for six nights and Caroline could not have been kinder.

This is a beautifully furnished flat on a former farm close to Rutland Water. There are views over the peaceful countryside, horses in a field 100 yards away and a good pub with excellent food 300 yards away (an easy walk). The village of Manton is tiny and peaceful and 3.5 miles from Oakham which has good shops. We went on an evening boat trip on Rutland Water and saw ospreys in the distance and many other wild birds. Barnsdale Garden Centre (past BBC 'Gardners World' garden - Geoff Hamilton) is also close. Stamford, Burley House and other great houses are close. Our hostess was welcoming, friendly and helpful.

My husband and I were delighted to discover this absolutely lovely apartment. Such a beautiful part of the world and Caroline, our host, couldn't have been more helpful and hospitable. The accommodation is set in a wonderful garden with great views. It has all that 2 people need and is fully and comfortably furnished, with sufficient and up-to-date equipment for self-catering. It is well located for visiting the surrounding area. We would definitely stay again if visiting Rutland Water.
