Gorgeous converted barn with wonderful, sweeping views of uninterrupted undulating countryside with the village of Plaxtol in the distance. This one bedroom conversion has high vaulted ceilings and oak beams complimented by the underfloor heated slate floor and granite worktops. It is flooded with light from the huge windows with far reaching views. In the summer just open them up and breath in the fresh air, sitting comfortably on one of the sofas with a drink in your hand. Amazingly quiet and peaceful, set in 9 acres of land, all that can be seen is rolling countryside, yet we are just 32 miles from the centre of London with all its theatres, tourist attractions, shopping and cultural activities. It is an easy journey to London, only 35 mins from Sevenoaks to Charring Cross by train. From there the London Eye, Theatre land, Covent Garden, Leicester Sq, West End and other tourist attractions are in easy striking distance. On our 9 Acre site there is so much to do: past the cottages unfolds the beautiful gardens with duck pond on which you can paddle around on the row boat. Or play open air table tennis under the shelter of the barn; take afternoon tea on the lawns or if you feel more energetic play croquet or even tennis in the all weather courts. The Hamptons Farmhouse site is very child-friendly, it is safe and secure (including the water areas) but is filled with adventure and excitement. The 'Fort' is a camouflaged climbing frame with swings, monkey bars, climbing wall and 40m zip wire. By the giant redwood tree, on which swings and trapeze hang, is the massive 17' x 12' super bouncy Jump King trampoline. The genuine gypsy caravan is a cosy place to chill out for children and adults alike. The woodland tree-house with 'super-slide'; secret dens; seven dwarf's woodland playhouse,;climbing trees; and farmhouse animals add to the overall blissful experience. You really don't have to leave our site but Tunbridge Wells and Sevenoaks are 15 mins drive away, with Tonbridge closer still, and each have shopping, swimming pools and an abundance of restaurants. Larkfield swimming leisure centre has wave machines, water rapids, water slides, whirlpool with plug plunge and a 25m pool for swimmers as well as an animal themed toddler pools is 9 miles away. Hop Farm Family Park, with Giant Jumping Pillows, Magic Castle, Funfair rides, Animal Village, Indoor Soft Play, Outdoor adventure play area and '4D' cinema is just 7 miles away. Kent Life is a 28 acre, premier heritage farm attraction that encompasses a wonderful farmyard with a family of friendly animals ranging from donkeys, horses and ferrets to piglets, goats and lambs, many of whom are reared on site. 13 miles. Bewl Water is a fabulous outdoor centre and lake with aqua orb hydro balls, kids fishing , model boats, mini golf, cycling, sailing, regattas, dragon boat races, food and craft festivals and much more throughout the year.17 miles Kent has 42 beaches of its own but the closest ones to Hamptons Farmhouse are in East Sussex at Hastings, Pevensey, Camber Sands, Bexhill and Eastbourne which are about an hour or so away depending on where you end up.36 miles For those who like shopping there is Bluewater, one of the largest shopping arenas in Europe with over 330 stores and restaurants plus three leisure villages Golfers have a huge local choice with 6 courses within 3 to 9 miles including Knowl Park and Kings Hill We are just 1 hour away from the Channel Tunnel. We have free superfast WiFi with speeds normally in the 20-200Mb/s range. We may be rural but we do have fibre optic broadband. We have a detailed Information Pack which includes information on activities, eating out, beaches, shopping, attractions, events and outings and more. This is all available via DropBox.

Please advise us if you would like to charge up your electric car while you stay with us. Though we don't yet have charging points outside each of our cottages you are able to plug into the mains electricity. A 30Kwh car charge is £9 (these are our costs (Aug 22) and £13.50 for a 45Kwh car.

Peaceful and tranquil site in beautiful Kent countryside
Wonderful stay in this enchanting location. Beautiful walks in the surrounding country sides. Lots of pubs, and near to Tonbridge with good choice of shops by the lovely castle grounds and river.

Magical place to stay - showcase for Kent and all it has to offer
Second festive stay in the barn which was just as wonderful as the first! The barn is located in a beautiful Kent location with stunning views and the site itself is glorious. Andy and Katie dress the trees and all the buildings including the barn with fairy lights, with reindeers on the lawn. My grandchildren loved it. We visited Hever castle for Christmas fair (lunch in the Henry 8th pub) and did the Christmas walk at Ightham Mote. There are some great places to eat in nearby Tonbridge including Fuggles and Verdigris both having a great selection of local gin!

Fabulous! One word only needed 🥰
Having stayed here on a number of occasions we have never lost the feeling of being so lucky to have found such a wonderful holiday destination! The actual site itself never fails to charm as the scenery is stunning. This is English countryside at its best. Andy and Katie are the most wonderful of hosts and make you feel so much at home. On the practical side the barn is beautifully kitted out with everything you need for a self catering holiday. It has a lovely comfortable bed, a shower that is roomy with lots of hot water and white fluffy towels, a fully equipped kitchen where I have cooked a few Sunday lunches for my family and ate round the lovely big farmhouse style table. There are plenty of places to visit and Tonbridge the nearest town has a few really nice places to eat including an ice cream parlour.

Gloriously beautiful location in the heart of Kent
Staying at Little Apple Barn is a true delight, the barn itself being amazingly comfortable, fully kitted out for every self catering need. The site itself is a wonderful playtime paradise for children with tennis court, trampolines, and lots of little hideaways with tree houses and dens. Andy & Katie are the most loveliest hosts you could ever meet making guests so welcome and truly at home.

Perfect rural retreat, safe and friendly
Staying at Little Apple Barn is a delight. Nestled in a lovely site with willow trees, pond, stunning views it is a wonderful place to relax. It is so quiet that you are guaranteed a good nights sleep in the cosy bedroom with crisp linen and comfy mattress. There are some lovely places to visit if you can drag yourself away from the calm and tranquil site, Hever, Leeds and Ightam Mote as examples. There are some nice walks directly from the barn that can take you to lovely traditional pubs serving Sunday lunches and local ales. The hosts Katie and Andy are such wonderful warm people and it is a delight to see their children having so much fun. It is a pleasure and privilege to stay in such a beautiful place and we can thoroughly recommend even if you don't have children!

Beautiful location with stunning views
The Barn is beautifully furnished and so comfortable warm light and airy. The views from the outside decking are amazing. Andy and Katie are wonderful hosts and will try and accommodate your every need. The site is very much geared around children however is a delightful place to have adults only holiday too. Sit on the deck and watch the sun drop over the hills with a g&t in hand. It is England at its best! There are lots of places to visit in the area but if you don’t want to travel too far you could lock the door and stay in and enjoy this beautiful spot.

Lovely relaxing place, perfect for the whole family
We had a wonderful stay when our house was being redecorated. It provided everything we needed for us and the kids. Very quiet, relaxing location but still close to Sevenoaks to take kids to school. The garden is great for kids, with slides, wendy houses, zip wire, a tree house and more. Children enjoyed feeding ponies, chicken and ducks were literally on our doorstep. There are walking routes starting right from the farm. The owners are lovely. Would highly recommend.

A Great Place to Stay
The vase of beautiful yellow roses which greeted us on entering Apple Barn Cottage was symbolic of our stay. With beautiful views of the surrounding countryside, the cottage itself is pleasing to the eye and provided a very comfortable home for us during our three week stay. To cap it off Katie and Andrew are considerate and obliging hosts. Next time we visit Kent we will return to Apple Barn Cottage.

A refreshing retreat for weary nomads
We stayed here for 6 glorious months when we needed a bolt hole after a difficult overseas posting. Just perfect for the two of us - with a large enough living space to cater for a dozen of the family when they descended on us for Christmas and Easter and to host our daughter's Hen Party. Katie and Andy have created a beautiful, clean, well-appointed cottage in fantastic surroundings. Quiet enough for oldies like us to enjoy a peaceful cuppa gazing at the views, but a perfect playground for our grandchildren and other little friends when they visited. The Tanswell family are wonderful hosts - friendly, approachable and available. You feel part of their extended community when you live there and they're happy to help out with any problems. The cottage is in a wonderful location - stunning views, wonderful walks to country pubs with good food and plenty to do a short drive away in the surrounding area. Thanks for opening your home and hearts to weary nomads.

A wonderful retreat
Little Apple Barn was a delight. It was very clean with everything included for a very comfortable & peaceful holiday. Lots of little extra delights provided like Roses on the table, milk & butter in the fridge & other foodie delights. It was in an excellent location for exploring this beautiful part of Kent. Katie & Andrew provided a very good guide on places to eat, visit & where to do any shopping. We would certainly recommend our friends & family to stay in this lovely accommodation.
