Come and spend a green holiday in this pleasant house located in the heart of the Périgord Pourpre, in the Dordogne, at the gateway to the Gironde. This pied-à-terre has a bright living room, a fully equipped open kitchen, 3 bedrooms, a shower room, a large private garden and a large unheated pool. Private parking and free parking spaces nearby. It is composed as follows: Day area: - A bright living room with a large bay window giving direct access to the garden. It is furnished with a sofa, a coffee table, a TV, a wood stove and a dining table. - An open kitchen, fully equipped: fridge, dishwasher, oven, induction hob, microwave, kettle, toaster, filter coffee maker, etc... Night space: - Bedroom 1: large bedroom with a double bed (140cm), cupboards and a large bay window overlooking the garden. - Bedroom 2: a double bed 140 with cupboard. - Bedroom 3: two single beds (90cm) and large cupboards. - A shower room with shower, washbasin, drying rack and hairdryer. - Separate WC Outside : - Large private garden without opposite, about 250 m², west facing. garden table and chairs under the arbour. - Unheated swimming pool (10x5 metres), very well exposed, which guarantees a comfortable temperature in summer. Available from mid-May to the end of October (subject to weather conditions). It is secured by a fence and is shared with the owners (arrangement with the owners on times that suit you). Neighbourhood: For wine lovers, you've come to the right place! Surrounded by organically grown vines, this accommodation is located close to many famous vineyards: Château le Raz, Côtes de Bergerac, Pécharmant, etc... Less than 40 minutes away by car, you will also have access to the magnificent towns of Monbazillac and Saint-Emilion known for their sweet and red wine appellations. Very quiet and green environment, ideal for a moment of relaxation in the green and discover the vineyards in the surroundings. Nearby: - Saint-Méard de Gurçon Golf Club located 1.4 km away (18 minutes on foot) - Château le Raz and Gaec du Maine vineyards located at about 2.4 km (4 minutes by car) - Sainte-Foy-la-Grande 9.8 km (14 minutes by car) - Bergerac 27.9 km (32 minutes by car) - Montbazillac 34.6 km (37 minutes by car) - Saint-Emilion 37.1 km (40 minutes by car) Activities : Enjoy the beauty of the countryside for walking, cycling and even horse riding! Discover the many vineyards in the area and enjoy a visit to the vineyard followed by a tasting of local wines and products. Not far from your accommodation, you can also go to one of these three golf courses: the 9-hole golf course of St Méard de Gurçon at 800m (ideal for beginners, equipment can be lent), the 27-hole golf course of Château des Vigiers at 19km and the 18-hole golf course of Grand St Emilion at 22km. Transport : - Private parking outside the fenced area, adjoining the garden (gate), possibility of parking 3 vehicles. Free parking spaces also nearby. - Sainte-Foy-La-Grande train station located 11 km away (14 minutes by car) - Bergerac Dordogne Périgord airport is 33.8 km away (36 minutes by car) Other remarks : - Free Wifi access. - Free baby bed on request. - Linen rental possible: sheets 12€/bed, towels 12€/p.
