Hoo Farm is a beautiful holiday home set in a peaceful, rural location in the picturesque Cotswold village of Laverton. The village is surrounded by stunning countryside with an abundance of local footpaths and bridleways to explore, and for recovery days, the nearby popular village of Broadway offers a range of shops, galleries and dining experiences to choose from. For equine enthusiasts, the nearby village of Stanton has an equine facility run by Jill Carenza, with hacks for all abilities and ages. This stunning Cotswold stone farmhouse has many character features including exposed beams, three fireplaces, one with a wood burning stove, and a wonderful farmhouse style kitchen with a large bay window overlooking the garden. Modern facilities including wireless internet access, two Smart TVs and a gas flame effect stove complement the delightful décor. Hoo Farm sleeps a maximum of 10+3 guests, in five bedrooms (with the +3 option being a double sofa bed, suitable for two adults and a “Z” bed, suitable for one child), with four bathrooms. There is a breathtaking garden which has uninterrupted views of the surrounding countryside, and within the owners’ grounds there is lush woodland, a paddock and fields in which livestock are often grazing. Guests are welcome to stable their horses on site, by prior arrangement with the owners, making use of the many scenic bridleways, and off-street parking is available on the gravel driveway at the front of the property. Hoo Farm is a perfect retreat for a gathering of friends or family seeking a memorable break in the glorious Cotswolds. House Rules A security deposit of £350 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The maximum occupancy of the property, including its grounds, is 10+3 guests at any point during your stay (with the +3 option being a double sofa bed, suitable for two adults and a 'Z' bed, suitable for one child). Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than 13 guests at the property. Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by two additional infants, or one infant and one toddler up to the age of three. If your arrival will be delayed beyond 9pm on the start date of your rental period, you must contact the owners. If you fail to do so, you may not be able to get into the property. Family bathroom: Bath with handheld shower attachment, toilet and wash basin Master bedroom ensuite: Bath, walk-in shower, toilet and wash basin Bedroom 2 ensuite: Walk-in shower, toilet and wash basin Bedroom 5 ensuite: Walk-in shower with separate handheld shower attachment, toilet and wash basin The property has free wireless internet access, two Smart TVs, a DAB radio and two Bluetooth music systems. There is no telephone at the property. Mobile phone reception is generally OK. A shallow stream flows through the garden and beyond this there is a deep pond. A gated fence separates this area from the main garden, however young children should be supervised outside at all times. Hen, Stag and other same gender groups may be accepted at the discretion of the owner. Please note that same gender family groups are welcome. Corporate, work related and commercial bookings will require clearance from the owner. If you would like to enquire as part of a corporate group, please contact us. About the neighbourhood
The Cotswolds are characterised by attractive small towns and villages, built of the underlying Cotswold stone (a yellow oolitic limestone). In the Middle Ages the wool trade made the Cotswolds prosperous and some of this money was put into the building of churches, leaving the area with a number of large handsome Cotswold stone 'wool churches'. The area remains affluent, which has encouraged the establishment of many high quality pubs, restaurants and antique shops.
