Ground source heat pump and hot water. 2 ground floor bedrooms, one with 5ft bed and door to patio, one with twin beds,share family bathroom with shower over bath. 2 upstairs bedrooms , one with 6ft bed and en suite bath, one with twin beds + guest bed and en suite shower. Large living space, dining and kitchen (ceramic hob - NEW for 2014 - and oven, microwave, fridge) area giving onto garden room with large patio doors enabling wheelchair access. Utility room with washing machine, tumble drier, dishwasher, freezer. Entrance through utility room ideal for muddy- booted walkers, cyclists, children and dogs! Good washing and drying facilities. Room to store golf clubs, fishing gear and some bikes. High chairs and cot provided free of charge. Secluded garden with sunny patio equipped with dining table and relaxing chairs, barbecue. Shady front verandah for when the hot summer arrives! Parking for 3 cars, but steep drive not suitable for all. Hourly bus service through village; stop at 80m Village green with fitness centre at 50m Newspapers may be delivered by arrangement. Hourly bus service connecting with Newport and rest of the Island

During school holidays, Orchard Lee and Eastern Lee are rented for weeks only, Orchard lee weeks begin on Fridays, Eastern Lee weeks begin on Saturdays. Guests will need to complete our own booking form for insurance purposes. The charge for pets is £15 per night or £60 per week paid directly to us at least 7 days before arrival. Pets must not be left unattended in our houses or unsupervised in grounds. Pets not accepted at Tudor Lee.

Eastern Lee
We visited Eastern Lee in October half term and were a party of 3 adults and four children. The cottage is in a good location and was nice and quiet. There was a decent amount of space for us with the 4 bedrooms. The bath in the master bedroom was lovely but the bathroom was slightly odd as it had no frosted windows/blinds and there was a building opposite so you never knew if you were being watched whilst on the toilet! Cottage seemed clean at first glance, though the children's feet/socks went black after a short amount of time in being there so slippers advised. We also found items under the sofa. We chose this accommodation for the location for the location and the reasonable cost. However we soon found the reason for this on our return. The owner stated on return that the cottage needed 2 hours extra cleaning after our departure so 50 pounds had been withheld from our deposit. We were very puzzled by this as we had done everything that was asked. We spent our departure morning cleaning the cottage and stripping the beds (something I have never been asked to do on all my years of renting and not really something you want to spend doing on the last day of your holiday). On probing further we were told a bin wasn't emptied and there was a dirty pan in the oven. I asked for proof but was not given any. Even so, I would have been willing to accept their word as it is possible we could've missed a couple of things. However what I could not accept is this took 2 hours extra cleaning and even so how 2 hours of cleaning equated to 50 pounds?!? They made it sound like we were some kind of hen party! It was clear this was a scam to get more money for the rental. I tired to engage further with correspondence debating this to get a resolution but I was ghosted as they already had my money. It put a real dampener or an otherwise pleasant break so I have taken off a couple of stars for this.

Disappointed
Location fantastic but Not as wheelchair accessible as described. No frosted windows or blinds in the bathrooms upstairs. Outside needs tidying up dirty Rusty barbecue in garden.

Spacious cottage needing TLC
Our first impressions on arrival was a little disappointing due to the outdoor areas needing some attention, ie garage door needs a powerwash, lawns and garden appear to be neglected and the bbq ready for collapsing. However the surrounding areas were peaceful and idyllic. The inside of the cottage is spacious and comfortable, however we noticed pieces of crockery was chipped, mugs stained, and glasses appeared unclean,some showing lipstick marks! The beds were comfy with a fresh smell of linen but the main bedroom upstairs had an foul smell due to the drains from septic tank seeping into the bath plug 7 small ceiling lights in kitchen with only 4 bulbs. Radiators controlled by thermostat in locked cupboard with no other form of heating. Garden bench rusty windows only wiped and smeared ...in our present coronavirus climate cleanliness and attention to detail is paramount. The location is great for walking and on a good bus route into town. Regarding Pet friendly, our 4 legged boarder collie was disappointed at having to pay £15 a night which was well over his budget. Overall we had a nice stay but we feel the cottage needs some TLC.

Fantastic stay
Having been to the isle of white many times staying in shanklin, we decided to try a different location. Eastern Lee is in Yarmouth, a lovely part of the isle of white. Booking was straight forward and the owner - Jill, was kind enough to book our ferry crossings too at a very reasonable price. The house was very clean. Some essentials were a warm welcome such as bread, milk, tea and butter. Check in was early, and Jill was more than happy for us to meet earlier than expected. Would definitely recommend the stay at Eastern Lee.

Super duper cottage in a peaceful location, ideal for all.
We had a lovely time away with our 2 year old at Eastern Lee. The cottage suited our requirements perfectly. Our little boy was just learning to walk, so the open planned downstairs accomodation gave him a good space to manouvere in! The cottage was well equipped, but not over cluttered. It has a lovely light airy & spacious feel to it. A lovely peaceful setting, but near enough to shops and attractions that we didn't feel cut off. A perfect holiday getaway, and suitable for all.

The large living space lends itself to toddlers just starting to explore, whilst adults relaxing on the sofa can keep an eye on them. We're pleased that these visitors are looking forward to bringing a large family group to enjoy the house next time.

Idyllic cottage and location
We really enjoyed our holiday at Eastern Lee last week.. We've been to the island quite a few times before and stayed in a good many properties but found this to be the best so far. It's well positioned for exploring West Wight and an easy journey to any the rest of the Island. You’re never short of things to do there, whatever your age or inclination. We especially like walking and there are masses of well marked footpaths. Eastern Lee is a pleasure to come back to. The house is full of light, spacious and very well equipped. The garden is large, secluded with a barbecue and garden furniture. We loved the views in this beautiful rural location. Jill and Steve, the owners, are really helpful yet non-intrusive. We hope to return.

Thank you! Eastern Lee has such good access to footpaths and long distance trails that it makes an excellent base for walkers. With an hourly bus service,the whole Island can be visited without using a car. Do come back and try some other walks in the beautiful West Wight! Look forward to seeing you again.

A fantastic mini break in a beautifully cottage.
We had an amazing 3 nights staying at Eastern Lee, the cottage is absolutely beautiful and has everything you could possibly need. Jill the owner was very friendly and incredibly helpful. Everything on the island is a short drive away, there is so many different things to do. We had one great sunny day on the near by beach building sand castles and kicking a football around on the soft sand. On a not so sunny day we went to Black Gang Chine where my little boy was amazed by the moving dinosaurs. It was wonderful on these tiring days out to return to Eastern Lee where we could relax with all the creature comforts of home. I especially enjoyed soaking in the huge freestanding bath in the master bedroom with my book! The three of us all had a great time and we are looking forward to booking another stay shortly hopefully for a little longer.

Lovely home in good condition
We picked this place for our first visit to the Isle of Wight. We were two families with two small children each (2 two year olds, 1 five year old and 1 seven year old). The owners were very helpful with all our questions and helped us make our decision and experience great. The house is in good condition, comfortable and spacious and personally liked the area a lot as I tend to prefer rural locations. I have given it a 4 out of 5 purely because of the expensive pay as you go wifi. I feel that these days wifi should be included or be affordable as its as essential as having running running water and heating at a property.

We are pleased that the two families were very positive about the house and enjoyed their stay. As mentioned by the reviewer, Eastern Lee is in a very rural area, and as such, there is no BT internet connection. As we understand the importance of good internet to our visitors, we have installed wireless internet to overcome the problem, with payment directly to the provider. Hopefully in the future, all rural areas will have high speed low cost broadband - but wireless internet is our best solution at present!

Ideal for a family break
Spacious, comfortable and well appointed house in a quiet situation close to places to visit. The open plan layout works well and good to have three bathrooms!

Yarmouth, Isle of Wight Yarmouth is located on the western side of the Island at the mouth of the Yar estuary. The historic little town has grown as a result of its natural harbour, guarded by Yarmouth Castle, built by Henry VIII in 1547 The harbour attracts international yachts and motor cruisers, whose crews take advantage of the moorings to enjoy the lively range of shops, and places to eat and drink in the town. Annual festivals such as 'Old Gaffers weekend' bring extra interest and fun. Wightlink Ferries dock here from Lymington, after a crossing of just under half an hour. The picturesque narrow streets and town square are lined by flower decked shops and pubs; restaurants range from Michelin star quality through family-friendly pubs to cafes with outside tables for celebrating fine weather late into the evening, many meals having an emphasis on local produce and freshly caught fish.

Red Funnel provide a service from Southampton to Cowes. We can provide discounted fares as part of your holiday. Southampton Airport is served by rail using the Southampton Airport Parkway station. The ferries have excellent rail links. For Lymington use Lymington Pier station. The station is opposite the ferry terminal. For Southampton use Southampton Central. There is a free shuttle bus to West Quay for the ferry. For the Portsmouth service use Portsmouth Harbour station. The ferry terminal is at the end of the train platform. The property is has a Southern Vectis bus passing everyhour from 06:00 until midnight.
