This spacious and comfortable detached villa is set within enclosed gardens in a quiet suburban cul-de-sac overlooking the Firth of Forth River and Edinburgh. The property comfortably sleeps a maximum of 6 people with large double bedrooms, a master bedroom with en-suite (with spa bath) and a smaller sitting / bedroom leading onto an private patio and Hot Tub. The property incorporates a large living room, another living room, dining room, modern kitchen, utility, and two other bathrooms. The living areas are all located on the first floor and feature views over the Forth River. Virgin Media TV and wifi is included with the rental. We have their full package providing Sky Sports, BT Sports, Sky Films, Virgin TV. Net-flics, Now TV and Disney. The broadband is via optical fibre and very quick. A welcome pack of essentials such as bread, milk, tea/coffee, eggs etc will be here on your arrival. A mature garden is located to the front of the property. It's private and fully enclosed. The area incorporates a patio with sun loungers, large table and parasol, bar-b-q and patio heater. There is a large driveway to the side of the property which allows for 4 cars to be easily parked. The street itself is very quiet with no through traffic. The property is a brief few minutes walk from the local sailing club, river and beach with spectacular views of the coastline, the Forth Bridges and across to the centre of Edinburgh. The Fife Coastal Path is a must for any walkers with opportunities to fish (river and sea) in the local area. There are also various local golf clubs in the area (including Aberdour, St Andrews and Carnoustie) where play can be arranged. There are various local beaches to enjoy in the Summer including the Blue Flag Silver Sands Beach at Aberdour (10 minute car journey) and St Andrews West Sands (less than 1 hour away). However, its very nice just to walk the coastal path from our house which is barely 5 minutes away which provides a good walk into Aberdour where you can get refreshments at the local hotels and Public House. It goes further to Silver Sands and beyond being part of the Fife Coastal path to St Andrews and back along River Tay to Perth. Dalgety Bay is an ideal location to take advantage of Edinburgh (including the International festivals) and to explore historic areas such as the East Neuk Fishing Villages, St Andrews, the Highlands (less than 1 hour away) and the ferry terminal at Oban to the Islands of Scotland (about 3 hours away). A great location to visit the sites where the "Outlander" TV series is filmed. It's also just 3 hours or so by car to Inverness and Loch Ness. The centre of Edinburgh is only 15/20 minutes away by train and there are park and ride (bus) facilities in the next town, which is a 10 minute drive. The train station is a 5 minute drive away and there are numerous bus stops within Dalgety Bay within 5 minutes walk from our house.. Edinburgh Airport is approximately 20 minutes away by car but can also be reached via the local train and bus services. There are a variety of local shops in Dalgety Bay including Tesco, ASDA, ALDI, Lloyd's Chemist, Domino Pizza, Gregg's Bakers, Post Office, various take-a-ways and a number of cafe's & restaurants that are only a ten minute walk away. The local restaurant "Louis Browns" which is a 5 minute walk away is great for food or just a coffee. They have also opened another Bar / Restaurant next door (Hugo' Bar) with tables on the lawn outside. Another great place for a relaxing drink and / or meal. There is a Jacuzzi in the rear garden outside to the right of the house on the patio. This area is enclosed and has a small area beside it with seating etc. There is a £100/ week charge to use the Hot Tub and we will require a £200 deposit, all payable on arrival. The deposit will be returned to you prior to leaving, so long as there is no damage caused to the Hot tub. It's, continually heated to 36 / 38 deg and has lighting but no music etc. It will take 4 people comfortably but is best suited to three for a very relaxing time. I will regularly check the water and it has a continual system for the addition of appropriate chemicals to ensure the water is always up to the required standard, now required by law whenever a Jacuzzi is rented. We haven't rented the house since 2019 due to Covid so we have lost our reviews which were all 100% positive.More

Guests need to be respectful of the neighbours. Please don't smoke indoors. There is a balcony and a seat where you can do so if you wish. Please don't leave the Hot Tub cover off when not in use. We are available to sort any issues, contact via cell number. I will meet you on your arrival. The staircase is open plan \ tread please be careful. There is a small covered fish pond in the garden. If you need me to show you around the area or take you anywhere, happy to discuss it on arrival.

We will be available on your arrival to hand over the keys and show you around the house. If any guest is interesting in Fishing we can help to arrange a trip. There are some good trout lakes in Fife where it's not too hard to catch fish - so long as your luck is in. If you would like to learn how to Fly Fish for trout in one of the Fife Lochs' I can help by showing you or going along as well and giving you some tuition. A couple of hours ticket for fly fishing - catch and release - costs about £10 for the permit and I will help you for free. There is also a good Course Fishing lake near where my daughter lives at Newburgh in Fife.

We have just returned from a memorable week in Ian and Sue's lovely home and loved it so much, we hope to return again next year. The house is bettet equipped than any we have stayed in and the beautiful weather meant we could enjoy the garden, relax with a BBQ and then end the day in the hot tub. There is a coastal path just minutes away amd a fantastic view of the bridges. We went fishing in Burntisland, visited the beach in Kinghorn, caught the train into Edinburgh and enjoyed fish and chips in Anstruther as well as a whistle stop visit to St Monans, but its so beautiful we need to visit again to take time to appreciate it. All this in addition to plenty of family time enjoying meals together in the garden. All in all a fabulous hiday was had by all

We stayed for two wonderful weeks with a party of six. The centre of Edinburgh is just half an hour away and we also toured to Glasgow, Stirling and New Lanark. Even a trip to Newtonmore in the Highlands was not to far away. The house is located in the quiet village of Dalgety Bay just opposite Edinburgh on the Firth of Forth which is just a short stroll away. The house is well equipped and we enjoyed ourselves in the beautiful garden after our days touring. We'd love to return another year!

Everything about the house is just amazing. I visited the house with my family 6 adult and a child and it was a very family friendly house, nice, tidy and clean. Lots of family games had been provided and a huge libarary of DVD to select from. Lots places to walk, Tesco and resturants are 10 min walk. The owners are very friendly, helpful and informative. They provided a welcome pack of the essentials plus lots of extras
