Newton Manor House is a B listed, Victorian, 6 bedroomed Manor House set in 2 acres of Secluded Gardens on the outskirts of the Royal Burgh of Falkland. Set in the shadow of the Lomond Hills which offer fantastic walking, mountain biking and rambling for all ages. There is an abundance of golf courses in the area and a gym with a swimming pool and leisure facilities a stone’s throw away. This can be booked on an ad hoc basis. A hot tub is available with advance booking for the secluded back garden at an additional cost. The house was built in 1857 by the Bonthrone family and many original features still remain throughout. The Bonthrone family founded Newton Brewery in the 1600’s and brewing ceased in 1916 but they continued Malting until 1960. The Village of Falkland is a ten-minute walk away with a good selection of traditional inns and restaurants. There is a bank, a bakers and a Post Office. There are many quaint gift and craft shops alongside boutiques and art galleries to explore. The Village also boasts The National Trust for Scotland’s Falkland Palace, which was home to the early Stuart Kings and one of the most famous royal residents Mary, Queen of Scots who was enchanted with the Palace and took advantage of Falkland’s vast estate to pursue falconry and hunting, whilst also enjoying a game of tennis in what is now the oldest surviving real (or royal) tennis court in the world. The Palace and grounds are open to the public. Newton Manor House is 20 miles from St Andrews and within 40 minutes of Edinburgh, Perth, Stirling and Dundee. The property has been lovingly restored to a high standard and is the perfect retreat whatever time of the year.

Great house in great location
This house is great for a large number of guests. So many rooms including games room. Kitchen is very well stocked and large dining room with space for everyone. Best host I have dealt with. Great communication and very helpful. Can walk into Falkland and Freuchie and plenty of other walks in the area. Second time we have been and will hopefully visit again soon.

Hogmanay stay 2024
Spent Hogmanay and New Year here with all my family. Truly wonderful.house Everything and more that you needed Lovely & clean Great walk to Falkland to cosy pub Rosie out host was amazing Very helpful and accomodating and made us so welcome Defo be back such a lovely relaxing time

The best Christmas break with a large family
We stayed here for Christmas 2023, I cant tell you the extra effort the lovely Rosie made for us and our Grandchildren, there was a stunning Christmas Tree in the huge livingroom and lots of Christmas decorations everywhere making it feel very special indeed. Rosie had provided presents for our Grandchildren and personalised stockings which was just the best touch. The house is beautiful, lovely open fire, big games room, darts board, plenty space for running around and hide and seek. Bedrooms were big and comfortable. Anything you could possibly need for a comfortable stay is there for you and more!! lovely area to explore, good dog walks and St. Andrews 20 mins away. Cant wait to return, thank you Rosie.

Great house. Friendly owner. Clean and welcoming. Home away from home. Great memories to be had!
Absolutely love this house! Been 2 years in a row never disappoints! The things that jumps out at as soon as you walk in is how fresh and clean the house is. Fresh bedding and clean kitchen and toilets, this is something I always look at first and I can’t fault the cleanliness of the house. There is tons of room for everyone. We went with a group of long time friends and their kids (9 adults and 4 kids) and a couple of dogs. Some nights we gathered in the large living room with the fire and played games and other nights we all did our own thing. Some in the snug some in the games room and others in their own rooms etc. We had dinner in the dining room every night. Each taking turns cooking. The kitchen has all the utilities you’ll need, from pots and pans to coffee machine and air fryer!.There’s a great sitting area in the garden with a fire pit it was Oct and still quite mild for that time of year but there plenty of shawls/blanket provided. We put the fire on and sat outside which was lovely. Surrounding area is great for walks. We went to the Maspie Den waterfall (about an hour walk) it’s beautiful (can be muddy wear sensible walking shoes), with a pit stop on the way home in Falkland town at The Bruce Inn for a well deserved refreshment. All in all can’t fault the place will be back!

Amazing stay
What an amazing house! This is the second time we have been. House has everything you need and more. Fantastic for large group. Town is lovely and if you enjoy walking the waterfall is a must visit. Rosie was a great host, organised the hire of a hot tub made us feel so welcome when we arrived. The outside area was lovely especially at night with fire. Kids had great fun exploring the surroundings. Will definitely be back ! Thank you Rosie

Great weekend, excellent facilities.
The host, Rosie was very welcoming and helpful. The bedrooms are comfortable, excellent bedding / mattresses and plenty of bathrooms. Kitchen is well provided, could do with more mugs! The reception rooms are very comfortable and we were all able to relax in the same room. Location is brilliant, close to the Fife coastal walk path (include the chain walk!). Falkland is well recommended for a visit, especially Falkland Palace and the lovely pubs. We visited The Covenanter for a meal, well worth going.

Great chilled out time
Lovely spacious and clean property. We had 11 people in total and it was perfect. Well equipped kitchen, comfy beds, lots of towels. BBQ and fire pit was great. Host left a welcome starter pack of goodies which was a lovely extra. Nice outdoor space. Location was great, walking distance to town and local walks, not far to beaches either. We had a bit of trouble connecting to the wi -fi and couldn't get the on suite shower to work properly, this has been fed back to host. Amazing communication with the host. Would recommend.

Great family weekend
Lovely setting in the Fife countryside. Overall comfortable stay with garden and game room facilities. There were 11 of us and the accommodation downstairs just allowed us all to be in the same room to socialise. It has 2 sitting rooms but we wanted to be together. Bedrooms were comfortable but quite a few of the windows were painted shut and one of my sisters did not sleep well due to it being stuffy in her room. Plenty of bathrooms. It did take a while for the showers to come warm [not hot]. We have pointed this out to the house contact. Some issues with plug sockets but this has been sorted. The kitchen lacked some utensils but this has also been fed back to the contact. Communication with the house contact was great. We had one well behaved dog with us. We hired a hot tub for 4 days at £240. This enhanced our experience as we had good weather and spent loads of time out in the garden. Contact details for hot tub is 07927530286 - you need to organise this yourself.
