Visited by Diana and her sons, Princes William and Harry, the house is steeped in Royal History. It is set within an acre of stunning walled garden and surrounded by hundreds of acres of farmland. We are within 40 minutes of Edinburgh, Dundee, Perth and St Andrews, and there are over 50 golf courses within 30 minutes of the house. Beautiful villages and hills surround the picturesqe town of Falkland where Falkland Palace is a very important visitor attraction. There is a lovely garden with terrace and BBQ, and there are swings and trampoline for the children. We have a local Hot Tub hirer and can arrange a hot tub for the duration of your stay. Please let us know your requirements, and we will obtain a quote for you. The steading cottage is now available to provide additional accommodation.. It was built in 1809, and converted to a cottage in 1992. It comprises: A large double with king bed, and ensuite bathroom with shower, a double room, and a small room with bunks suitable for 2 kids. There is a family bathroom with a walk-in shower. The kitchen diner is south-facing and opens onto the sunny terrace. The sitting room is large and has 2 sets of french doors opening onto patios. Set in a large garden, and with fabulous views, the property which sleeps 6, and together with the House which sleeps 14, makes accommodation for 20. Max 16 adults and 4 kids). Gracious, spacious home for our family get together.
Ladywell House provided a wonderful setting for our family gathering of 15 people, aged between 100yrs and 2weeks! The huge kitchen was the hub for our family with the conservatory table an ideal base for all the craft/colouring-in by the grandchildren. Baking a birthday cake in the Aga was a challenge! It didn't quite turn out as I'd hoped!! However this lovely spacious house was an ideal setting for our family to celebrate Grandpa's 70th birthday.

Thanks so much Keith for the kind words, and sorry that the AGA was not the best cooker for a cake...I do provide AGA cookbooks, and once you get the hang of it, the AGA is the best cooker for cakes in the world! My Ex-wife made the best Victoria Sponge ever in the AGA................'As cooks go, she was a good cook, and as cooks go, she went' ...Saki. Great week in a beautiful house
The house is located only a few minutes walk from the village which is ideal. It is very well appointed & the large sitting room is very relaxing & although it had a beautiful big open fire, we had no cause to light it as we were blessed with great weather the whole week !! The property has a very large walled, sloping garden & a sizeable BBQ should you wish to use it, along with a nice area for sitting outside. The beds are extremely comfortable, wonderful baths, although difficult to use for the elderly in our company, particularly the family bathroom, where the shower is hand held over the bath. While the bedrooms are well appointed they could do with wardrobes in some of them as there really is no hanging space, other than some coat hangers on the back of the door. Duncan is a very pleasant host & lives next door to the property. Would recommend this house to anyone. We all had a wonderful time with some great memories.

Many many thanks for the glorious review, and delighted that the house was perfect for you. Re the baths, yes...there are 3 baths in the house 9all with hand-held shower heads) and 3 showers so a mix to suit most. I take on board what you say about wardrobes, there are 2 rooms without wardrobes and hanging for half a dozen suits/dresses and shirts. When I find something that will 'fit in' I will buy them. Do come to stay again, and many thanks for the pointers. Duncan

Whilst the house is very nice, it is expensive for what you get especially considering the below. Our stay was spoiled by the owner who (i) presented unreasonable terms of letting including very early check out time and extensive cleaning requirements the day prior to arrival, (ii) entered the property to check up on it several times during the stay, (iii) only returned the deposit upon request, and (iv) deducted a portion of the deposit for cleaning despite us complying with the already over the top cleaning requirements. As such, I would sadly not recommend anyone stay at this property.

Dear Patrick Many thanks for the lovely words about the property. As is common for most self-catering properties, we provide Terms of Letting. This we have done for nearly 30 years. The Terms of Letting were sent to you 12 days prior to your arrival, on 4 June, by email. They listed cleaning requirements, and offered house-keeping during your stay. You stated that you didn't wish to have a house-keeper to assist, and we appreciate that some of our guests prefer to clean for themselves. Others do ask us to provide a house-keeper to assist. Departure times are 10.30 am (stated on our site), and this allows us to prepare the property to a very high standard, often remarked on by our grateful guests. This departure time was confirmed on 8 June (8 days prior to your arrival) by email, after you asked if you could depart later. As your party were attending a wedding locally, and the wedding was on Saturday night, and departure on Sunday morning, some of your party were obviously not 'up to' stripping their own beds, tidying their mess, or putting a hoover around. You stated that some of your party were hung-over, and perhaps this didn't help!! We made a small deduction from the good-housekeeping deposit (as laid out in our Terms of Letting) to pay for the extra cleaning required, and if all of your party had done 20 minutes of tidying then there would have been no charge. My advice to you would have been to read the Terms of Letting, make your party aware of them.I suggest that you ask them for a financial contribution to cover the extra cleaning charged as a result of their incapacity to help. I am so sorry that this marred your overall enjoyment of our wonderful, comfortable, well-equipped and beautiful house. Kind regards Duncan

Excellent house for a gathering
We rented the house for a weekend with friends. It's lovely and spacious with great views, and is well-equipped for a big group. Close to the Lomond Hills for a walk, plus easy walking distance into Falkland where there are nice gift shops and tearooms as well as the Palace and Gardens to visit, and a short drive to St Andrews etc. So something for everyone. We loved the big sitting room with open fire, and the conservatory for a sunny breakfast-time. Duncan made us very welcome. We hope to come back next year.

Great family rental property in Falkland
We rented Ladywell House for 5 nights for a large group of family and friends who were up in Falkland for the wedding of my daughter at Myres Castle. This is a great property for a large group with 6 bedrooms, comfortably sleeping 13 adults. The quality of the accommodation is amazing - like a real family home. The huge kitchen, with aga, is amazingly well equipped and the drawing room, dining room, sitting room and conservatory provide huge space for family and friends. The owner, Duncan, is on hand to help with everything from finding out how to use the aga to lighting the huge fire in the drawing room. The garden is beautiful - we didn't really use the garden as the weather wasn't great when we were there but in the summer I can imagine it would be wonderful for BBQs. The house is just a short walk from the centre of Falkland - a very pretty Fife town. It is also very well located for Myres Castle wedding guests.

Perfect
Family rented the house for 9 nights and invited us for a weekend to help celebrate a birthday. The house is amazing it is in a beautiful setting with far reaching views. Duncan was always at hand should he be needed and was very helpful with local info. Falkland is a pretty village just a ten minute walk away, with several pubs, a convenience store and gift shops.

A perfect home in a perfect place
We stayed here for 10 days in August. There were 8 adults and 6 kids ranging from 3 to 13 and I can safely say that all enjoyed the house and the surrounding area. We have stayed in many large houses all over Scotland due to our family size and can honestly say that this house ranks among the best! Duncan has created a rental home with a truly personal touch that gives the place a homely, family feel ( something that a lot of large rental houses lack). He is also on hand to help with advice on the area, taking shopping deliveries in time for your arrival or a neighbourly chat. The house has plenty of space for everyone to get together and also plenty of space for groups to get away from each other if need be.... We particularly enjoyed the large sitting room ( with no TV ) which meant that the grown ups could sit in peace whilst the younger crowd enjoyed the TV room (and it's reclining chairs). As the house has recently made the transition from b&b to rental it comes with an exceptionally well equipped kitchen with a fantastic Aga range and all necessary pots and pans which makes cooking for a large group easy. Add to this a fantastic village with a palace, pubs, good restaurants and coffee houses, a children's playground and excellent scenic walks from your doorstep you need look no further, Ladywell House, Falkland and Fife make for an excellent holiday.

Fabulous Holiday!
A beautiful big house in a wonderful, peaceful location. The whole family had a great time. Kids loved it especially the big trampoline in the garden! the local village is just a 10 minute walk and has nice coffee houses, eateries, and shops. I would highly recommend Ladywell House
