Great Location, Poor Property
We stayed here with another family - altogether four adults and four children, ages 3-8. Despite my disappointment with this property I have given it a 3/5 as the location is excellent and the garden was fab for the children. Rather than prose, I can give a summary in a Positive and Negative style: Positives: *Excellent location - 10 minutes walk to the beautiful Abersoch town beach or into Abersoch town itself, Spar five minutes walk, golf course ten minutes. *Ample rear garden with barbecue *Dishwasher and Washer/Dryer *Two separate toilets/showers Negatives: *It was not clean enough. We stay at rentals in this area regularly and have never entered a kitchen in a property which needs cleaning - crumbs, spillage in fridge, bin not emptied, surfaces dirty, sink was dirty. The carpet did not appear to have been vacuumed, there was a strange stuffy/musty smell and there were wrappers under the sofas. I am not at all a 'clean-freak' kind of person, but this property was simply not clean when we entered. *It was unloved - it seemed that somebody has come into ownership of the property and thrown it onto the holiday rental market without much effort to make it tidy and respectable. The carpets have clearly been down for many years and were clammy. Barely any furniture matched (which was different to those pictured when booking), tiling in the bathroom was unfinished, there was a collection of random cutlery and kitchen equipment which often was not clean and cupboards in the living room were full of random bits of games and hoards of baby cutlery. *It was unsafe - The smoke alarm had been removed due to the previous occupant saying that it kept going off randomly when the shower was on, there were no Hot Water notices on any tap (the water from the antiquated cylinder was virtually boiling and burnt my friend's hand) which could have burnt children, the ceiling is plastered with polystyrene tiles and finally the toilet door locks were only accessible from the inside, which could have led to a child locking themselves in. Simple things to get right that were simply not considered. *Recycling - now, I know as a frequent visitor to the Llyn that recycling is a hot topic for the councils of North Wales, but bare with me - unbeknown to me, the previous occupants had not used the correct boxes for the tins and bottles, therefore when I put the bins out as requested, the bin men simply did not empty the recycling bins due to the wrong boxes being used. This should not really be a problem, but on top of everything else, and the previous occupants having drunk many bottles and cans of alcohol (as we did too!), it was annoying and something a cleaner should check. We had to sort this out the recycling ourselves from the previous week. We rented the property via Abersoch Holiday Homes, who have an office in the town, so I popped in and explained that I wasn't happy with the level of cleanliness. They offered to send a cleaner round in fairness, but I had already done this on arrival as we were due to prepare dinner. I was also given a bottle of prosecco. I asked if someone would come and sort out the recycling, but nobody did, therefore I did it myself. We were not contacted subsequently by Abersoch Holiday Homes to see if things were okay - I presume because we had already paid our £1400, therefore were not in need of our business! Would I rent in Abersoch again? Yes. Would I rent Mor Gragen again? No (unless it was seriously upgraded and clean) Would I rent via Abersoch Holiday Homes again? Most probably not. We made the most of our holiday as it is a fantastic area, but were disappointed by this property on the whole.

Okay but could have been much better
What a great position for a holiday rental, with the shops and beach on the doorstep and plenty of parking. Just a shame about the interior. It looked a little sad and could do with a bit of an update. It was a good job the weather was kind as the electric fire in the lounge didn't work and the storage heaters needed to be switched on over night so no heating in the lounge. The bedrooms smelt damp if the heaters were not left on to air them. Not sure I was altogether happy with the polystyrene tiles on the ceiling and only one smoke alarm. Also the bathroom and toilet locks could do with looking at. Particularly the toilet lock where a child could lock themselves in but there was no external way of getting them out except to break the door in. The handle on the shower door could do with cleaning properly too. I understand we were there at the end of the season but with a few minor tweeks it could have been perfect.
