This beautiful old farmhouse with a contemporary wing and glass bedroom on the river affords modern convenience and eclectic charm. Sit on one of the two screened in porches to view the animals grazing in the fields with the Smokys in the background, or sit on the other porch and sleep to the sound of the river. This is an excellent property for tubing, fishing, riding bicycles and just enjoying the outdoors. There are also stables should you want to bring a horse and ride at your own risk. Hot tub, gas grill, firepit and gazebo on site.

We had a wonderful weekend here! The setting is beautiful and the house was well suited for a family stay and preparing for the big day. Janice helped me so much with the details for a small family wedding. We had 7 adults, 2 children and a baby and slept comfortably with the bedroom arrangements. The kids loved the ping pong table. The kitchen was clean and well-equipped for our needs. Would have loved to had a bathroom upstairs, but when this house was built indoor plumbing probably wasn't standard lol. The living room furniture was not the most comfortable, but we didn't spend much time sitting down anyway. The room overlooking the river is gorgeous and perfect for many photos. With the river on one side and the mountains on the other, it is a really beautiful and relaxing atmosphere.

This place has a lot of potential and is inna beautiful setting and the owners were helpful and responsive but evidently don’t know a lot about rentals. Overall the unit was not clean and appears only the basics are cleaned and those are spotty. It says it sleeps 10, but the bathroom layouts aren’t practical. One of the bathrooms was in the entry hall to the big glass room bedroom and I mean in the hall. No privacy at all. You can close the hall door from the livingroom, but then there is no access to bedroom while someone uses that bathroom so the only other bathroom is shared by the other 8 guests. Which is very inconvenient when everyone wants a shower. The bathroom is also not user friendly with only 3 hooks for bath towels, hand towel for sink, and clothes. Also there is barely enough room on the sink to sit soap. The kitchen is sparsely set up for groups that do a lot of cooking and pots and pans were in rough shape. The coffee pot looked like it had never been cleaned out and the bottom of the water reservoir was slimy, and the coffee reservoir needed a scrubbing also. The gas grill outside looked like piece of junk and the grate was a nasty rusty mess. The other downstairs bedroom had a trundle bed in a small room that also had a sink and bathtub which was strange enough but it also had a door that rotated to open and close but had about a 4 inch gap on either side of door so there was no privacy. That door was also at the base of the stairs to the upstairs so everyone else paraded by giving it even less privacy. The other door into that bedroom was just a curtain. Would have been ok for kids but not for adults. The couch in the living room had several broken springs and only a few could sit on it, and there was only one other chair in the room. The 2 bedrooms upstairs were super hot and we had to close the registers so we could sleep. They could also use wastebaskets in bedrooms. There is no bathroom upstairs either. The people who slept in the big glass room bedroom about froze to death. This place was so not worth the rate and I would not recommend nor would I ever stay there again.

First of all, we made some of the best memories for our family this past weekend at The River House. We had all ages from 3-85. The ping pong table was a hit the first night after a very long drive. The piano was an added surprise. My kids enjoyed a few rounds of songs several times during our stay. Kitchen supplies were good. Ice make is not hooked up so be sure to get ice or have ice trays. Hot tub was great and clean. Porch swing was utilized a lot. The quiet place to retreat to. Tire swing was fun but watch for wasps. Plenty of unique decor throughout the house. Linens sufficient House was clean I would say the only thing that I was disappointed with is the bathroom situation and privacy. There are 2 full bathrooms with showers only. One is very private, but the other is not. We mentioned to the return station employee so hopefully they will consider changing it a bit. The bathroom is visible through an open window and door knob holes. We covered the holes with painters tape and the window with a garbage bag. The stained glass window was pretty but was also in the bathroom at ground level. Sliding doors did not stay shut. We worked out a good system and no one got walked in on, but just not what most of us were comfortable with. The back bedroom is all glass and beautiful. Overlooked the river where you can go tubing. Huge room and was great for my daughters bridesmaids to get ready for her wedding day Tubing was an added fun event. You could pay one price and tube all day. The tubing ride was about 40-45 minutes each time. The man driving the tractor to take tubers was fantastic. He would pick us up or drop us off so we didn’t have to walk all the way from the campground carrying their tubes from the house. We were right on his way. Everyone loved the tubing. The farm animals were plentiful. Llamas, white deer, donkey, goats, etc. Kids were able to pet them, but watch out for bites. I know everyone in my family wants to go back there again.

The River House is interesting. Overpriced but we managed our time there well. No bathroom in the upstairs...much wasted space. The only bedroom worth having is the one over looking the river....if the windows were clean. Carpenter bee's poop streaked...only outlines the cobwebs. Great garage doors but dirty & simply needs a good cleaning. It's a good thing our family can have a good time ever ever we go...go elsewhere...we will

Great time at the River House. Beautiful views of farm, mountains, and river. Very comfortable beds and interesting, eclectic decor. Could use more comfortable seating in tv room and a more thorough cleaning of house, especially porches. The Gazebo was not usable. The grill needs a new propane hook up as it was leaking propane. Great place, just needs a bit more care.
