For a hearty breakfast we supply a welcome pack including fresh farm eggs from our own flock of hens, bread, cereal, milk and orange juice, A private five minute walk past our pond leads to Lough Neagh where you can admire the outstanding view extending to the Mourne Mountains and Belfast Hills. From here enjoy lunch at the picnic table or pick your favourite trail through 20 acres of ASSI (Area of Scientific Interest) land. An old tree trunk and large stones are good stopping points to enjoy the peace and observe the riot of wild flower colour in mid-summer. Guests have spotted swans, foxes, buzzards, kingfishers, bullfinches, butterflies, dragonflies and stoats. The highlight for me was spotting two otters playing with their tea, an eel! The guests with an interest in wildflowers have lots to see; orchids, yellow irises, the rare skull cap, wild angelica, monkey-flower and can discover the minute and seldom seen flowers lurking beneath the leaves of marsh pennywort. Guests can enjoy badminton, swing ball and barbequing in the summer. Indoors books and board games are provided. Explore the homeland of Seamus Heaney and visit the Seamus Heaney Home Place visitor centre only 5 miles away. Visit the newly opened Davagh Dark Sky Observatory beside the ancient Beaghmore Stone Circles or try something more adventurous at The Jungle. You are only an hour’s drive from all major tourist attractions; the Giant’s Causeway and Coast, Titanic Belfast, Game of Thrones set locations, The Gobbins Cliffpath. There is a great express bus link 10 minutes away to Belfast and Derry and the Belfast International Airport is half an hour away. Locally Magherafelt offers many shops bars and restaurants. Three miles away Ballyronan Marina has a blue flag beach, children’s play area and boat hire. Golf, horse riding, cycling and trekking in the Sperrins are all easily accessible. A free pass is available for fishing along the Moyola river. Framed prints by local artist Liam Horner are on display in the cottage which can be purchased as the perfect gift or memory of your holiday.

Lovely stay
We are four sisters who wanted a trip to Northern Ireland for the first time to take in some sights of our ancestor. The cottage was in a central location for Armagh (grand-mother married in the cathedral), the Mountains of Mourne, the Giant's Causeway and Causeway coastal drive and Belfast. This meant that we were never that far away from where we wanted to visit and managed to make the most of our 4 days here. The cottage is well equipped, very clean and comfortable. Kathleen is a very thoughtful host and we appreciated the welcome pack on arrival. Lough Neagh is just a stone's throw away and the local village a few miles away. A car is essential as the cottage is up a lane and quite a distance from amenities.

Just the warmest welcome...
We stayed here for a trip over to the Cookstown 100 and Kathleen and her husband couldn't have been more welcoming. The cottage was fab, private and quiet with a lovely walk on the doorstep. There were freshly baked scones with butter and jam waiting for us on arrival and fresh farm eggs and bacon. The cottage was spotless and the old mistress stove was well cool. Great value for money and well delighted with our stay, highly recommended! Superb people.

Couldn't recommend more highly
Lovely two week stay in a very comfortable cottage in a great location , we were within an hour from all the tourist attractions. Kathleen gave us a really warm welcome and the welcome pack was amazing.

Everything we wanted plus more!
Probably the most tranquil place that we've ever been. Lovely location with a cottage that had everything you would expect plus more thanks to the kindness and generosity of Kathleen (the owner) and her family. We used the cottage as a base to explore and revisit other places in Ireland such as the Giants Causeway, Belfast and Newgrange. Thoroughly recommend the cottage and would certainly use it again if we holidayed in the area again.

Relaxing Time
Upon arrival we were greeted by Kathleen the owner who showed us quickly around the cottage facilities, and explained the various walks around the cottage and down to the lough. We found the cottage very comfortable and warm, the quiet location and surrounding land meant the children could run around all day without us having to worry about traffic. There is also quite a selection of books and games to keep them entertained in the evening. The welcome pack was indeed very welcome as it meant we didn't have to race out shopping straight away, and we could explore the surrounding countryside and nearby towns. Given its location we found it a perfect place to explore the North Coast, Derry and other attractions such as the Ulster American Folk Park. We will definitely return.

Wonderful old farm house with great polish and homeliness
This is a great place to stay. Two bathrooms, three bedrooms, lovely well appointed kitchen and superb location on a working farm close to a large lake with pretty lakeside walks. The kitchen has everything needed for self-catering including farm produce and baked items as well. Cosy and homely. Attention from owners is detailed and caring but not intrusive. beds comfortable and the whole place very clean. All appliances worked well and were straightforward to use. Set fireplace was a nice touch when we arrived late. The only problem was finding the place; it is off the beaten track and better directions need to be supplied.

Simply outstanding
Rated at 4* but should be a 5* self catering cottage. Cracking, quiet location with well kept lawns at the end of a crunchy gravel drive. Extremely well appointed inside with some original features including a cast iron range for your turf fire (fuel supplied), the old gas light fittings and a huge roll-top bath. The kitchen/living room is fully equipped with everything you will ever need. The bedrooms are beautifully decorated and the beds themselves are supremely comfortable. The welcome has to be appreciated to be believed... If you've looked on Google in satellite view and seen the waterworks close by don't be alarmed - it is completely invisible and inaudible from the cottage. You only notice it as you drive in. The locale is great for going for a stroll, with a track to the shore of Lough Neagh that passes the owner's own large (about 2 or 3 acres) pond through a wooded area. The ponies that live there are extremely friendly and docile. Further walks are suggested and a map is supplied if you want to do some circular routes. I cannot recommend this cottage enough, to the extent that we had booked another stay ourselves before we had even left.

Lovely location & great hosipitality
The cottage was beautifully presented and the grounds in a lovely seclude location. Kathleen & Harry were very welcoming with some lovely scones and the makings for an Irish fry. Our 5 year old daughter really enjoyed her trip to Harry's diary farm to see the cows being mil0ked. Wish we had had longer and will definitely go back again. Very much home from home!

First Class Cottage
From the warm welcome from Kathleen when we arrived though to the time of our departure we thoroughly enjoyed our stay at Waterfoot Cottage. A homely and well kept cottage with all the facilities we needed. Located on the banks of Lough Neagh, it is centrally located - ideal for exploring Northern Ireland.

About the neighbourhood
Our Surroundings Wake up each morning to green fields, our guests tell us the closest thing to an alarm call is if the resident pheasant taps the window looking for a treat. After breakfast, we supply eggs from our own flock of hens, a short stroll to the Lough takes you past the pond with our resident duck 'quackers' and a wild mallard who are now an item! They love any treats. You can fish on this pond, guests have caught perch, trout and although the pike has been pulled in 'on tow' with another fish he lives to fight another day. The private walk to Lough Neagh takes five minutes ending at a picnic table. Along the walk an old tree trunk and large stones are good stopping points to enjoy the peace and observe the goings on in nature. From here there is a choice of paths through 20 acres of our ASSI shoreline. The area is rich in flora and fauna. Readily spotted are siskins, bullfinches, buzzard, kingfisher, reed bunting, dragonfly, butterfly, orchid and I have seen owls, badger, fox, rabbits, mink, stoat, newt and the highlight was two otters playing with their tea, an eel!
